View Full Version : HELP-NYUCD folks living off-campus
chillydent 04-04-2006, 01:54 PM I am looking for a place to live off campus (Murray Hill, Gramercy, Stuyvesant) and the application requirements are simply ridiculous! They're asking that my wife and I make at least 40 times the monthly rent, or if we can't do that (which we can't, since I will be at school full time), then we need a guarantor (co-signer, most likely mom and dad) who needs to make 80 times the monthly rent!!!! :eek: :eek: WTH?!?!
I was wondering how other students living in the NYUCD area are able to meet those types of requirements, esp. being a full-time student and all, and not necessarily having uber-rich parents that make $250,000/year (80x$3000).
Also, I have a kid, so if you are in my situation, please PM me, I have a bunch of questions for ya. Thanks a lot!!!

Try looking for "apartments by owner only" on craigslist. If the owner of an apartment in a condo building is renting it directly to you, they may not be strict about the 40x income requirement and be willing to overlook it. I had 2 people offer me apartments this way when I was looking, although it severely limited my search. Any apartment owned by a management company was basically off limit for me because I didn't want to hassle with proving all the income requirements for me or my parents.

toothart 04-05-2006, 05:39 PM It all depends on where you live. Many high rise buildings that are privately managed especially co-ops require insane amounts of income. However, there are plenty of places that do not require a guarantor, but do require a cosigner. I had my father cosign for my apartment. You have to be patient and look hard for those places. I also recommend going on craiglist.org and finding places rented out by the owners. It eliminates a lot of the paper work and silly requirements.

I wld appreciate if any one can give some info regarding areas in nj which are 30-1hr commuting time to nyu.

Either in apartments nearby, or on the east side, some of us are in leases, some of us are subletting. personally I'm subletting a room in a 2 bdroom in Peter Cooper (< 3 min to school) for 1400 including utilities + cable. Highly recommend you checking out craigslist. I made a post earlier about the options you have here depend on what general living accomodations you're looking for, I'm just too lazy to find it.

Damn, that's still a lot of dough by my standard. I guess I will have to get used this kind of rent in the city. What about living in Queens?

Cheap? yes. But honestly, most of my friends who started out commuting... all moved into the city before the first semester ended, the long daily commute takes a big toll out of you. To be honest, just forget about it. Cough up the dough.

I'm more than willing to cough up the dough to live near school. Only, I have no dough! :laugh:
How did you and others bypass the 40 times the rent issue? Did you guys all have guarantors? Also, does the financial aid check come to us before school starts? (I'm assuming you took out loans...if not, maybe you know someone who did...). If we got the financial aid money upfront, it could help someone like me, who hasn't got much money, to get an apartment near the school! Please share your thoughts! :)

I subletted, so no 40x rent issue. I know some people w. parental guarantors or others who took more circumspect routes, or some simply found apartments that did not have such stringeant requirements. I did take out loans for the full amount (and then plus some), I got my disbursement check pretty late, in October, but that was due to me changing my lender, I think most people got their checks within the first week of school or before. Prior to getting FA I just lived off of savings.
Commuting if I really think about it, is a viable option if you're older, and have a life outside of D Sschool, don't mind to be socially removed from the whole school scene, and are pretty good with academics. NYU is very good with not necessitating you to come to class actually, I think this week I've only gone to lab and 1 lecture hr.
