Default Price of a retail Pharmacy

I recently heard about somebody leasing their pharmacy for 200,000. I'm assuming it's just for the business and it's a small regular 200-300rx/day pharmacy. Is this a good deal or not? This is in somewhere in Brooklyn, NYC.

Also, for those who know, how do you valuate a pharmacy? Let's say there's a pharmacy that does 5mill plus gross sales or about 300rx/day? What would be a fair price? I realize that there's many factors that may be involved, but anyone know what the general rule of thumb is?
