Recently offered a Sam's club lease right next to a Walmart. As we all know, all Walmarts and Sam's clubs have ODs. Can any ODs who have been or is currently in that situation share some experience with being so close to each other. I'm more specifically interested in how fierce is the competition for patients?? Thanks to all that reply.

Sam's that share a parking lot with Walmart are notorious for being slow for the OD in Sam's. Many sit empty or have minimal coverage.
Investigate closely:
  1. Is there currently an OD there? how many days?
  2. Ask the local commercial OD's about it. Odds are that one of them may have been there and moved on to greener pastures.
  3. Ask to see the financials for the last 3 years. How much was made in professional fees? Ave # of patients/day?
In my area, the Sam's Clubs have 1 doc working 3 stores (2 days in each) and he still complains about having zero patient (dollar) days!
 
Totally agree. Sam's Clubs are known to be slow for the optometrist. Thats why Wal-marts are in much higher demand. Definitely wanna look over the current doctors exam books, otherwise you can be stuck in a 1, 2, or 3 year lease with very little income.
