Opening a practice cold - where should I locate?

Just a question for those of you who have successful practices:

Where is the best place to try and open a practice cold? Should it be a high volume traffic location (foot traffic)? Any particular buildings that would be good to be beside? (i.e. close to a bank or a starbucks?)

Of course, I'm already looking at the crossroads that already have optometrists there, so I'm taking that into consideration.

Also - what about parking lot vs. one of those shops that just has one street parking spot.

My personal opinions only....

1) You should open a practice somewhere where you can get onto medical insurance plans. ;)

2) Foot traffic is irrelevant. Drive by traffic is important.

3) Easy parking is also key. I would not do anything where parking is difficult for people.

4) In terms of buildings to be near by, I think you want to be by other medical professionals OR be near something that has a lot of women and children going by. Sylvan learning center, ballet school, etc. etc.

Perception, mostly.

What would give you the impression of a place where "doctoring" goes on.....an office that is surrounded by other doctors and medical professionals, or an office in a strip mall between a nail salon and a pizzeria?
