Where is everyone living in buffalo

So where is everyone living in buffalo for next year? Ive seen a couple of place like the villas on chestnut ridge and the university court complex. Does anyone know of any other nice apartments that have all utilities included or is it just worth it to live at campus apartments near north campus?
