This is basically what I wrote:
1) Diverse patient pool for a better overview of ocular disease, especially in OCLA (http://www.sccoeyecare.com/ocla), which is in the city
2) Excellent location (in sunny Southern California!)
3) Extensive clinical outreach program: http://www.scco.edu/acadprog/outreach.html
It's just asking you why you're applying to SCCO in the first place. Find what you like about the school, or mention what makes them different. "How does the school suit YOU" Have you visited the school? Just ask yourself random quesitons like that and i'm sure you'll find the answer you're looking for. If you don't know why you're applying to the school, then that's really not a good sign to them.
You can also talk about the environment, the facilities on site, organizations, student involvement, accessiblility to major attractions, close accomadations, etc.
