Beautiful 2-bedroom apartment available for rent starting September 1 or thereabouts (slightly flexible start date). Rent directly through owner, so there is NO BROKER'S FEE. We hate broker's fees!

This apartment is the entire top floor of a 3-floor private townhouse. Walk up the stoop then it's just one flight of stairs up to your own private entrance. WASHER DRYER in the unit! Gut-renovated 5 years ago.
BEDROOMS: 2 bedrooms with their own separate entrances. These bedrooms are NOT railroad-style, which is very common in brownstones / townhouses. One room is extra large with bay windows and 2 large closets; the other room is small with large window but no closet. Both rooms have original tin ceilings.
KITCHEN: stainless steel appliances only 5 years old including over-the-range microwave, YOUR OWN WASHER AND DRYER, Quartz countertops, large and sleek undermount kitchen sink.
BATHROOM: gorgeous, roomy, excellent water pressure, good storage.

We lived in this apartment for a few months before moving to the floors below. We have lived in many rental apartments in NYC, and we can honestly say this is the nicest we have ever lived in.
Please remember when considering this apartment that we are normal people just like you who have to pay our own bills. We are not a property investment firm or management company that has sources of income from other properties. We rely on you to pay rent on time so that we can pay our mortgage on time.
Our current tenants were the first to move in and have lived here for 5 years. They have loved it, but they are leaving Brooklyn. We are caring, attentive, no-drama landlords and live in the lower unit. We are looking for a tenant who will pay on time all the time, will treat the apartment with respect, be no-drama and low-key, and be respectful and responsible. Additionally, smoking, drugs, firearms, and pets are not allowed. Please do not respond if you cannot guarantee these things.
Proof of income (last 3 paystubs or letter of employment), a credit check, and background check are required.
Heat and water included in the rent. Cable, internet, electric, and gas for cooking / heating your hot water / running the dryer are not included.
The apartment is located just a 3 minute walk from the R subway 77th St. stop, and 2 minutes from 3rd Ave and 5th Ave, with tons of shops, restaurants, and grocery stores. The waterfront along Shore Road Park, Owl's Head, tennis courts, and library are all within a 5-15 minute walk from the apartment.
