D1 move-in date

This message is for all UCSF students who have housing in private apartments. So this might be a dumb/redundant question but do any of you know (since school does not start until Sep 22) that I could be able to start a lease for a room in Cole Valley or Inner Sunset in August or September? Should I start looking for a room that demands that the lease be earlier like in July/August and pay an extra month--would that be a worthwhile strategy in order to secure a place? Is housing really hard to come by? I really want a private room (willing to pay $800/mo)
