Are there any mortgage options today for a single MS-1 to buy a house rather than rent? At current mortgage rates buying is cheaper than renting, and student loan financial aid covers living expenses?

If you have no income, no, there are no options.

If you have parents that will cosign and money for a down payment you could do it. If you can float your living expenses and your mortgage then I think it's a good idea especially if you plan to stay in the same city for residency. Our mortgage is 1100/mo and I get 1600/mo for cost of living so it would be pretty tight for me to do this with utilities, food, etc. but we have my wife's income too. You could get a cheaper house and build some equity over your 4+ years
