NYU offcampus housing apt. (waterside, Kips Bay, Stuy Town) Plz help.

All NYUCD student who lives or are familiar with these apartments,
PLEASE PLEASE PLEASE, I am having a big trouble finding a place to live and it would be great if someone can answer me few Qs.

1. I am looking for an apt. near by NYUCD in walking distance that has a doorman (or any sort of security system) and is less costy than school's housing. Are these 3 apts. mostly likely the only option?

2. I am trying to be in NYC around mid-August which makes me to find some place that I can start my rent from august instead of June, but it seems like most of places are offered from June only. (I have a family urgency which I need to be home during summer) Is it even possbile to get a place from one of these apts. starting on August?

3. So far I saw from the website http://www.nyu.edu/dental/intranet/roommate/ where either I can put up a listing or find someone who's looking for a roommate, but it seems like there are very very few listings all together, and I would truly appreciate it if someone could let me know how to find someone who's in need of a roommate starting this August in efficient way. I am very worried if I'll end up at a random apt. by August because this is my first time living in NYC.

1. Not sure about Kips Bay, but Waterside and Stuy Town do not have doormen. I live in Stuy Town. You swipe your ID badge to get into the building or call the person you're visiting through the intercom. They're all within walking distance though.

But you don't need to restrict yourself to those three complexes. Check out the listings on Craigslist. Plenty of places in the East Village, Union Square, or midtown east that would fit the bill. They're all decent areas to find places about under a mile from school.

2. If you want to start your lease in August and can't find any at the moment, you're probably looking too early. My roommate and I signed a lease that started July 31 sometime around mid-June. Give it a month or so; you should find what you're looking for.

3. Facebook, Myspace. I wouldn't use Craigslist for a roommate, but it's another option. Roommates.com, maybe?

I live in waterside...2 weeks left. Very nice place, very secure and very close to school and they won't require a guarantor who makes 80 times the rent and so on...basically they know we are dental students and are good for the money. Downside...far away from the center of the city, to subways etc.

Kipps bay is your best bet in my opinion. 28th and 2nd ave. Close to school. Little on the hoody side, but nothing to worry about. Has a door man. Close to the subway line and all the nice bars on the third ave. They require a guarantor so look into that.

Craigslist is a nice option as well.

They do, however, require three months' rent as a deposit at the time of lease signing. Something to consider since you won't have finaid disbursements by then yet.

I live in waterside plaza. we have doorman in each building and mail service too. it's actually much more safer than kipsbay becus it's a little community of it's own. kipsbay looks safe but behind the building there is a park that's very dark and no security around there. ( my opinion )

I was wondering does anyone here live in Kips Bay Court? I am thinking about moving there and I know they do not allow pets. I have lived in an apartment that does not allow pets. I have lived there with a cat for the last three years without any problems. However I was wondering if Kips Bay is serious about the pet issue.

almost forgot... rent would be 1450 a month. The room is huge and neighborhood has security guards, parks, friendly atmosphere. You can literally see the school from the apt.

Can someone who lives in stuytown give me some more information on the complex please.
Is it a good building? Is it clean? Have the units been renovated at all? or is it old? Would you guys recommend it?
Any help would be appreciated.
 
I just graduated from NYUCD and have an alcove studio for sublet:

Studio apt. with alcove for rent in kips bay courts right next to school

-Doorman Building

-Available unfurnished or furnished (full size bed, desk, couch) starting mid june for sublet until oct. 1st.

-You can re-sign the lease or move out at the end and can keep the furniture if you want it.

-Rent is 2265 a month plus utilities, cable, and internet. Renovated really nice, large studio with wall of windows.

-For those of you moving to the area, 2265 for a studio sounds ridiculous, but thats the way it is out here. It's a good deal, they are charging more for lower floors if you were to sign for the same apartment line. Apartment faces the park between 1st and 2nd ave and there is no noise with the windows closed. Call or email me with any questions or if you want to see pictures of the place.

This is probably a dumb question but has anyone been able to find anything less than 1k...even converting a 1 br into 2 etc etc?

When my girlfriend and I lived in Brooklyn, we shared a (nice) one bedroom at $750 apiece.

Without extreme luck you will not find "close to school" and "under 1k". I know of one person, I think, who has a 2-converted-to-3 bedroom deal who's paying 950 at Waterside Plaza, but I think that is a pretty special case.

Brooklyn, Jersey, Williamsburg might be areas that will allow you to go sub-1k more easily.

I know a lot of my friends in waterside paid under 1k. I've been living in waterside for 3 years. Last year, I paid $850 only. This year is $900. My roommate will graduate in May, and he will move out in June. His room is the biggest one in my apt. He pays only $965/mo. If anyone wants to take over the room, let me know. We have 2 room apt coverted to 3. We are incoming D4 and D3.

My 2 cents- I currently live in waterside but I have friends living in stuyv, peter cooper as well as "off campus"... I personally really like waterside. Regarding the cons that everyone seems to have :
Far from the city - not really, how lazy can you be? you honestly walk over a bridge to get to school. Yeah it's like 15 min walk from a subway station, but there is a bus route literally on the basement level of waterside (M16) that takes you to herald sq. (Macy's etc) and there's penn station there and you're golden
Expensive: Frankly, if you split a 1BR b/w 2 ppl rent is pretty reasonable. I live in a living room but it feels like a studio. I have a door and wall up and it's huge. I thought living in NYC would mean cramped nasty little apartments, but no. That doesn't have to be the case.

Additional perks of waterside:
It's right by the river and there is a beautiful running path along there and it's great stress relief. On warm days you can study on the terrace landing thing that over looks the east river.
It's really secure - door men are amazingly nice.
Super close to school - i can nap between classes etc. while others have to stay at school (this may sound productive, but at NYU, there are no study rooms so.... yeah)

Has anyone lived in a converted room before? especially 1BR converted into 2?
I just have a few questions regarding waterside plaza.
If you had a girlfriend who comes over often, would you prefer living in the converted living room? or the actual room?
I think most 1BR floor plans are the same.
Also, is the compressed wall same as the regular wall just like the one for the room?
 
I plan to sublet my studio in waterside plaza for $1900 beginning July
Believe it or not, this is very reasnoable price here in Waterside as other studios are going above $2000.
Oh and I believe studios are rare to find as there is no studio available thru waterside plaza's webiste officially.
