I tried cutting them out, using Wartner to freeze em and nothing keeps them from coming back within days!

A lot of the OTC freeze kits do not get cold enough to freeze down to the dermal layer. Wartner gets down to -50 degrees while liquid nitrogen that we use in the office gets down to -321 degrees. I'm sure you can see the difference. Also most people will not hold the application the required time b/c it hurts too much. You also need to debride the callus for the freezing to work. They also require multiple treatments.
See a pod or a derm and get it done w/ the proper tools and you will see success.
