Some questions about "Why Us" Secondaries

I had a few questions about answering school-specific "why us" questions:

1. My strategy so far has been to visit the school website, check out the curriculum or see what programs these schools have, and write about them. Is this what I should be doing? Some programs I've come across at multiple schools are "scholarly concentration", longitudinal patient perspective programs, or like certain classes with an emphasis on problem based learning.
2. Do I have to somehow incorporate the school's mission statement? I'm finding that a lot of my schools are basically the same in this respect. Like they all want research, diversity, and forming leaders in medicine, so I'm not sure how I'm supposed to weave in a mission statement.
3. Is writing about the location, neighborhood, or facilities of the institution too superficial?
4. Suppose I find 5 programs/aspects of the curriculum that I like about a school. Would it be better to write about all 5 of them, but not go that in depth due to word limits, or is it better to choose say 2-3 of them and elaborate more on why they appeal to me?
5. What are some other things that I can work into a "why us" essay other than stuff from the curriculum? For some schools I'm researching everything I can on their website but I'm having trouble finding things to write about.
 
One of my favorite things to include in these essays is specific community service opportunities that are related to my ECs. For example, one of the schools I am applying to has a huge emphasis on educating the community. I have experience as a tutor and a volunteer teacher so I wrote about how I would love to be involved in [specific program] for educating youth in the area.
