I am currently finishing up my third year at a top tier university. However, because some temporary financial difficulties, I may or may not have to take a year off before finishing my senior year.

For this 'gap' year I am planning to do various productive things such as working in a lab, volunteering, and maybe shadowing.

How will MD/DO schools view this? Is this a common thing?

As long as you keep yourself occupied with "useful" things, I don't think it should pose a problem
 
Just like everyone else said, as long as you keep busy and show that you are being productive, you have nothing to worry about. I would even keep a journal of your experience at the lab or while volunteering. It may seem unneeded now, but when it comes time to write your personal statement, you can look back on this.
