Is it true that 1 bedroom apartments near Temple in Philly only cost around $300 to $600??? And, are the apartments nice? The 2 bedroom apartment i lived in san diego was nice but cost around $1900! It'd be nice to pay such low price for housing-- I'll rent out 2 apartments if it's Philly's housing is so cheap! 😛

Oh yeah, cost of living in philly is DEFINITELY much cheaper than in san diego, especially if you're in La Jolla! I must warn you though that some of the apartments near temple aren't as nice as the ones in san diego. Lot of old buildings around here, so you kinda have to get used to that. Also, it's not exactly recommended that you live right near the school. People usually live at least a 10 minute drive or so away from the school since those areas tend to be a little nicer. There are nicer apartments, but they are a bit further away from the school (Roxborough) than where I live (East Falls). I'm not sure about one bedroom area, but the two bedroom/1bath I'm living in is $845, not including utilities. Also, our maintenance is kinda crappy. You'll probably have to kinda shop around and see what suits you best.

Also, if you're living in center city, I'm sure one bedroom apartments would probably run in the $600-$700 area.

Xc is right....living around the school is not a good idea, cause housing is crappy...but I live in Roxbourough and its SWEET!....very nice place...however, as xc said, you'll be paying around $800 for a 1 bedroom, but it'll be very very nice and in a nice area 10 mins from the school.

If I were you, I would look at buying real estate and then getting residency to lower your tuition by $11K/year....I bought my 1 bedroom condo in Roxbourough for only $50k....so not only do I not pay rent, but I save a ton of money on tuition....

thanks xc and drbad for ur replies.

wow, great clinical preparation, huge number of patients seen, low cost of housing, relatively low tuiton rate for a private school-- what more can you ask for ? wow, temple is definitely at the top of my list! i just hope i do well on the interview and i get accepted! lookin forward to it! 👍

Superman,

Actually, temple isn't exactly a private....it's like half private and half public, cause I think the state pays some stuff for temple. (which I guess would explain why in staters pay less). And yes, definitely look into real estate to gain in state residency. Kinda wish I had done that, but didn't really get to plan it out.

Oh and just to let warn you....philly isn't all it's cracked up to be....I still miss San Diego. Guess I'm not quite used to the snow yet 😀

Superman, after you submitted your secondary (30 bucks) to temple. How long did it take to schedule an interview?

Charmstot,
I received an interview invitation packet that contained both the $30 app. fee form (secondary?) and a number to call to schedule an interview date. So, I called to schedule my interview and mailed the $30 the same day. Good luck. 👍

those were my exact thoughts which is why I chose to come here.....instead of taking out extra private loans on top of Stafford loans, I actually get a refund from the Stafford loan!!!!!!

by the way, I forgot to mention, as I said the rent would be around $800...that would also more than likely include amenities such as pool, gym, etc. And if you live at Summit Park, there is an onsite bar and free shuttles to the club district!

Hi guys,

I was just wandering into the Craiglist listings of real estate available in the Temple University Hospital area of Philadelphia... considering all the benefits of obtaining real estate and saving money on tuition (as mentioned before)... I found a 3bdr/1bath townhome for 47000... now from someone that has grown up in CA and lives in Boston... thats freakin dirt cheap... and from the sound of things.. that area is pretty run down... now I grew up in pretty bad inner city places... but my question now is .... how bad can it be??? I mean say that I was a student at Temple... I buy the place... and rent out the other two rooms to fellow students... hopefully ppl in my class... say for a dirt cheap rent... hmmmm lets say $250 each room... this place in particular is suppose to be on the corner of Ontario and Broad St... supposedly very near the Hospital... Now a couple of questions to the SDNers...

1) If you were gonna go to Temple... would you live with classmates... right near the campus for $250 ....considering that it is supposedly a run down neighborhood???

2) To the ppl that go to Temple... am I completely ignorant about the condition of the area?? I've never been there so please be kind when you tear my theory up. 🙂

is this how californians think? 😉 good business mind. i would definitely buy it and rent it out. by the time you are done with school, sell it and use the profit to pay your loan. you probably won't have to pay for the mortgage either 😀

The roommate thing is a good idea, and I do know of someone in my class that's doing that right now. But you must keep in mind.....will it make it more difficult to even find students that WANT to live there? I mean I do know some ppl that do live around the Temple area, but it is very few. I wouldn't do it myself, but if you think you can keep a good eye on your stuff and find good roommates that are responsible enough to keep the door locked and windows closed at night when everyone is sleeping, that's fine.

Also, since you've never been here, it would REALLY behoove you that you come down and look at the area before you buy it. I don't know how philly compares to boston, but I did hear that more crime actually happens in philly than in new york (and most ppl would guess new york! probably cause it's like the center of attention).

I don't know of very many students that would take up on your offer. like I said, I only know of VERY few ppl that live around the temple area.

Hope this helps.

how might north philly compare to some "bad" parts of los angeles? such as the area around USC, for example.

I would say much worse and more run down! I don't think the usc area really even compares to north philly!

I'm from LA and had many friends including my brother that went to USC. Temple's area makes USC look like Club Med. There is no comparison.

To the person that wants to buy the $50K house, I would highly highly recommend paying the $200-300 to fly out and see what you are getting yourself into. I really wouldn't tie up that much money on something you have never seen before. I was looking at a similar home in the same area before I moved here and the first thing the real estate agent told me on the phone was "Sir, are you familiar with the area?". Housing is cheap in Philly relative to other areas but it's not that cheap unless you want to sacrifice a few things...like safety and piece of mind. I guess it's doable but I certainly wouldn't do it.

Im gonna have to agree with flat and xc on this one....your plan to live by the school is doable, but not as easy as you say....

but as far as buying cheap housing, when I bought my house, the real estate agent told me that Philadelphia is the 2nd cheapest major urban centre in the United States to buy real estate after Buffalo. And I believe it! I bought a 900 sq.ft condo 10 mins from Temple in Roxborough (a completely safe beautiful suburb of Philly) for only 50K and it was in tip-top condition...perhaps I was lucky, but it shows its not impossible

in response to xc and flat...

more run down? ic... can't wait to see for myself....... 😱
