Hi,

I am looking into buying a condo in ann arbor and need some help from you regarding neighborhoods.

et me know if you have any advice, anything at all would help.

I actually live in the vicinity of washtenaw and carpenter (which is where the ramps for 23 north and south are if you're not familiar, and in one of the areas you are talking about). People are going to say that anything close to Ypsi is going to be less nice compared to the rest of Ann Arbor. But it's all relative and not a bad place to live, especially if the building/condo community is nice; that's really all that matters. I'm sure that you found that things are cheaper toward the east, which is why I moved away from the medcenter after my first year. One definite bonus to living over here is there is TONS of stuff this way (restaurants, Meijer, Kroger, Target, Walmart, BN, Whole Foods, Circuit City, and several other stores in the 4+ shopping centers along washtenaw, carpenter, and elsworth). I'm thinking about moving from this area because I don't like my apartment building or many of the other affordable ones in the area, and all of the stuff closeby is what I will miss the most.

I'm not sure of the area that is north of the medcenter, what street is it on?

Bottom line, if you are happy with the condo that you will be buying, you can't go wrong. Of the two places that I have lived in AA, I was unhappy because of my apartment, not necessarily the section of town. If you are in the Ann Arbor city limits or even the neighboring townships (which I live in pittsfield township which is on the border between AA and Ypsi) you are going to be in a safe area in my opinion.

2.5 mi north of the med center could be just as "bad" as the Packard-23 area. If you have more specific info it might help, but really, "bad" in Ann Arbor is kind of a joke. If you haven't settled on Packard-23 yet, you might want to think about west Ypsi itself. The neighborhoods could be a little nicer, but definitely a lot cheaper. If you don't have kids that are going to school, there is absolutely no reason to live on the west side of 23. OTOH, a couple miles north of the med center would be handy, and the scenery is typically better on the north side of AA.
 
Pontiac trail is kind of long, so narrowing it down would help. Generally, close to campus on or near Pontiac trail ain't great. The farther away you get, the better, and a couple of miles should be sufficient to be reasonably nice.

With regard to East of 23 vs West, certainly, the cool factor goes up the closer you get to A2, but west Ypsi is only 5 mi from campus/downtown, so it's not like you are in the boonies. There are some nice little neighborhoods on the west side of Ypsi, and the price of houses to buy is about 20-30% less, depending on numerous factors.

A roommate shouldn't be a problem either way. When I first moved into the area, I moved into a house (renting) southeast of Ypsi, due to low price. This is a long way from campus and low on the cool factor meter. I was the second person to call about the room, but the guy I rented from said he had 200 calls that day. He had been renting steadily for 5 years, only to young professional people, and had no trouble finding acceptable candidates. If you own anywhere in the area, you will be in the driver's seat 'cause housing around here is just crazy.

You'll be okay in the area you put an offer on, but just moving 1 or 2 mi east and north, and not actually being any farther from the med center (since you are 3 mi south where you are), you could save a pile of money.

As the other poster and I have said, there are really no "bad" areas of A2/west Ypsi, so it's all a matter of getting something you like for what you can afford. It was impossible to get something I liked, that I could afford by the Med Center, but west Ypsi fit the bill.
 
i live in a small condo that i bought last may. hey - and it's in that "ain't so great" area of pontiac trail, near campus. go figure. 🙄 actually, this is a really nice neighborhood and i like it a lot. i'm 0.75 miles from the med school, just a couple blocks up off where pontiac trail branches from plymouth. it's quiet up here, residential, and convenient. i have hiking/biking/running trails nearby, the canoe livery 2 blocks away, the river right down the road, and about a 15 minute walk to school (~8min bike ride.) granted, my condo is only an 800sq ft 2br, but i own it, i'm not in the med ghetto (big plus for me), it's w/in walking and biking distance to the med center and it was about all i could afford unless i wanted to live in ypsi or out in a development by the mall (hell no) or something.

i didn't want to deal with driving; that's the only reason i didn't look out by 23/packard/ypsi. i REALLY didn't want to deal with parking. other than that, as said previously, "bad" ann arbor is really a bit of a joke - even the shady parts of town aren't too bad and are quite safe. campus may be actually less safe than out by packard/23. if you aren't worried about the drive or parking, go for it. there are a handful of people in my class who commute and nobody seems to have that big of a problem with it. you will definitely get more for your money out that way, too.
