You qualify by having a good credit score. You don't have to tell them that you have no income, just that you would like to apply for a no-doc loan.

Great, thanks! So they won't ask me why I want a no-doc loan? How do they determine how much loan I qualify for without income?

They'll ask you how much income you have, they just won't ask you to prove the source. It's a bit creepy, kinda like something a criminal might need to do, but it worked for me.
