Alright Everyone, I am looking for some advice. I am currently taking the MCAT August 12th. I will be submitting my application august 1st. However, I am currently in a lease with my property until september 30th of 2010. I just recieved a notice that I was supposed to let the owners know whether I would be staying for another year(till 9/30/2011) by july 18th which has already passed. My issue is this, from what I hear medical school begins in late july/early august. I was looking over my contract and if I leave early, breaking the lease would be a penalty of almost 3k dollars. I am not willing to pay that. There are other options as well. I could stay there on a month to month basis for an extra $100 a month. Here is my issue. If I am fortunate enough to get an acceptance to medical school, I would only like to move once. However I am having an issue with the area I live in. I am currently living near an urbanized area and its driving my wife and I a little crazy as we are country people. My apt complex is great and I am very pleased with them. I wouldnt mind suffering until I have to move to med school but I am in a really sticky situation. My wife and I both work at the same healthcare facility and have jobs. She is a Social Worker who just graduated college in 2009 and is worried that if we move an extra time prior to med school it wont look good onher resume having 2 different jobs within a year and a half for the job she plans on applying to in the area around the med school I choose. We would be willing to suffer for another year but we would rather not. I am a little confused on what to do? Move now to a different state knowing I'll have to move again? or wait till I find out? Maybe move to a state that has the med school I would like to go to and get in state status(rediculous to assume I would get in there as the process is very random, I know)
If I wait what do I do with my lease? do I renew and risk getting hit with the fee if I get accepted? I mean I am so confused because I don't want to wait to move but at the same time theres a possibility I might have to move,.....twice. Which would suck. However I am a huge fan of rural areas and the fact that I could walk to my bank in 10 mins and it takes me 20 minutes by car during the hours of 3 and 6 in the after noon drives me nuts. Plus theres way too many people. I am losing my mind living around here but I feel BOUND to living here. I was thinking of doing an SMP or masters at a different school this year just so I could move to somewhere I like but the deadlines have all passed. My Wife feels the exact same way as I do and she is willing to do anything I decide and has been with me since day 1. If I submit august 1st (I'm applying only DO and to most likely bw 10 to 15 schools) When will I know if I get an acceptance? I mean bw primaries/secondaries/interviews will I know about an acceptance by january ish maybe? I mean from start to finish how long will this thing take? My wife has already told me once I get an acceptance she is going to start looking for jobs immediately(she will be working while I am in med school since I will be unable) and we want to move ASAP. Even if school doesnt start until july/august we want to be moved as soon as I have decided on a school because we do not like where we live. (We are country people, no offense to people who love cities, its just not our cup of tea. We love visiting cities, going to shows/shopping but residing in one or in a town like one is not for us) I believe there is a stipulation that I would only be able to pay on a month to month basis for up to 6 months, which is why I am worried about the time from from submittion to acceptance(assuming there is one) If there is no acceptance I will also be applying to a few of my top schools masters programs and SMP's just to get out of here and also possibly enhance my app if it doesn't get me in this year. Hopefully you guys can help me out as I am in what I think is a tuff call.
 
I'll admit I didn't read all of that...but why not just sign the lease to stay until Sept 2011... If you move in July for med school, you just pay two month's rent extra versus a 3000 penalty. Unless your rent is over 1500/month, you'd pay less that way. It's possible someone may even sublease your place.
 
well cause I am hoping that If I get accepted around jan or feb that my wife can find a job ASAP and we can bounce outta here ASAP. I understand its a lot so I am not offended you didnt read it all. I wish It was as easy as just renewing the contract. plus I have no idea what a sub lease is lol

also my rent is 1020 a month so I would be saving around 1000 doing what you said but again I kinda wanna get outta here asap

I see....Well definitely look in to subleasing/subletting. Fees probably vary, but usually you can transfer your lease to someone else for a couple hundred bucks. Basically they would take over your lease for the remaining months. The tricky part is finding someone. Some apartment complexes will help you look, but ultimately it's your responsibility to find someone.

Your current lease very likely has a subleasing/subletting clause. Talk to your apartment office people.
 
thanks a lot for your advice and when the time comes I guess I will look into that. I see that the hard part is finding someone. I live near a large undergraduate institution so I do not think that I would have a problem finding someone but is this something that is done often?? Is it a lengthy process or can it be done(assuming you find someone) rather quickly.
 
Yes, it's done very often. Especially around college towns. As soon as you find someone, it's just a matter of paperwork with the leasing office. Should just be a one-time sit down thing with the office to sign some papers.

Being in a college town, there will definitely be people looking to move in in July/August before school starts. If your complex fills up fast, like the ones around here do, a couple fliers hung around campus will net you someone who will probably want to move in July/August and then sign on again for the next year. A ton of people sublease around here, especially when they graduate in December and don't need an August-August lease (not many places here do Aug-Dec leases)
 
Ok, so m-m is only $100 more? And your rent is $1K? So if you did a m-m lease, it would take 10 months to get to the extra fee. And if you stayed the extra two months of the year you'll only be paying a total of just over an extra month's rent.

I would do the m-m lease. I don't know about your app (and numbers don't help, so please don't spout them here), nor about your interviewee abilities, but I submitted the VERY FIRST DAY when I applied and had an acceptance by Oct 1. If you get interviews early, you are more likely to get acceptances early. Even with an 8/1 submit date, figure your secondaries will be complete by 8/15 (8/30 AT THE LATEST - you want a 2 day turnaround time here), you should get some interviews by September. CHOOSE EARLY DATES. The earlier your interview dates, the earlier your possible acceptance and thus the earlier your move.

I am with ShyRem, do the month to month, pay the extra 100/mo, and then you're free to move whenever... As far as your wife's job situation, I would hope she would be fine when explaining the situation, most employers understand changing jobs due to moving or spouses circumstances...
 
I'd go month to month. It gives you flexibility and let's you leave on a 30-day notice.

interview by september if I am granted one! thats crazy soon holy cow. Im thinking of going with the month to month just need to discuss things again with the wife.

bingo. if we only have to move once then well be able to keep our jobs without worrying about that however.
Can you negotiate a 6-month lease?
I havent tried negotiating. I figuered I might be in the same situation again so it didnt really cross my mind all that much although I did think about it.
