It WAS awful in 2021. I was looking then too. It has improved considerably, though. I get contacted pretty regularly by recruiters with decent openings.

As someone who really wanted to move back to Dallas, I was looking at it myself and its a wasteland. Ended up choosing a different place.
Oversaturated.
Jobs that come up frequently underpay.
Spine groups hire their own pain guys to do their pain procedures. Those pain guys dont want new guys coming in and taking food off their plate.
Tons of PI and chiropractors in the area.

It would be CHEAPER if the buy in was at cost but the only way you can do that is for a new facility that is being developed like you mentioned. On the plus side of an existing facility, buying in is higher because it has to be based off of fair market and a valuation must be done but on the other hand you have assurances in knowing that it is profitable and you will make your money back. A new facility has the risk of not ever making much money and being a risk your investment. Of course a new facility also has the benefit of being a tremendous investment, it's all about risk reward and each scenario is different.
