places to live for drexel med (MS1)?

hey guys, i'm trying to put together a list of apartments to visit next weekend in philly, so far i have:

hathaway
alden park
queenslane manor (already visited this one)
carlton park


any others? i need a 2 bedroom for under $1,100/month, within 15-20mins walking of the DUCoM campus.. there's a lot like marchwood, birchwood, etc that are around there but have a lot of negative reviews, concerning cleanliness & management.. for $1,100/month i need something NICE..

I dont go to drexelmed...but I am from Philly and go to PCOM. I got my MS from ducom and lived on greene street really close by. You REALLY need to watch out where you live around here...its a pretty bad area. I know someone who lived in hathaway when I was in grad school and she liked it a lot. Another thing I would advocate is to look on craigslist and check out some of the private landlords in the area. I lived in a SICK 1 bedroom 700 a month practically walking distance. PM if you have questions.
 
If you're doing PIL as I am, Queen Lane Manor is for you! Though it looks old and the floor can be squeaky, it's about $800 for 2 bedrooms and with a roommate, it's 400 bucks a piece!! Not bad!!! I live there and like the neighborhood. Besides, i can wake up at 845 and class starts @ 900 and still make it on time!!

PS: the electricity company, PECO, they use @ QLM is quite cheap. I am paying about 15-20 bucks/month. In other buildings, they use different company and they are EXPENSIVE according to some of my friends!!!

I live in Hathaway House apartments, which is pretty close to campus. I personally don't feel that the area is bad, but I think it's pretty much like the rest of Philly- block by block.

I would stay away from Alden Park, because though they are pretty to look at from my apt, alot of my friends have had complaints recently (drafty windows, pests, lost packages, etc).

I have lived at Hathway House for nearly 3 years and I would pack the building up and take it with me if I could. I pay 889 for a one bedroom and I'm totally happy with it. Not sure if you can get a two bedroom for 1100, but they do have a website that shows availability. Not all of the apts are priced the same bcz some are renovated and some aren't. I have an unrenovated apt and I love it. The place is clean and the staff are UNBELIEVABLY friendly and competent. It's stress-free living.
 
I would definitely bring a car- most of the apartments in East Falls have parking. I also agree with the advice to check out private landlords, but make sure you do an inspection before you sign a lease. I rented a place for 735 that was GREAT- skylights, view of the Schukyll(sp?), private deck. But I ended up breaking the lease because of cleanliness. It probably would have been ok in the long run but I didn' want to take the chance. The girl who lived in it before me loved it though.

Also, some people like to be tricky about what neighborhood the listing is in -for example, they will say its in East Falls on Midvale, but it's actually in Germantown. Since you are new to town, I think it would be wise to stay on the East Falls side, fairly close to campus, just until you get your bearings. Hathaway House is TECHNICALLY in Germantown, but it's right on the border with East Falls.

I had a friend who lived here during grad school...said the same thing. Those are those large "masonry looking" apts @ wiss and schoolhouse right?
 
Edgewater apts. 2323 Race St. These are seriously awesome apts and they're in center city. Alden park is great too (negatives: old, sloppily remodeled, management is not so great) and is closer to the med school.

BTW, Philly sucks (but Edgewater is a sanctuary) and Drexel is a shady institution. Did a post-bacc premed program there, and had a wholly negative experience.

Though the QL campus is closer to "bad areas" than PCOM, if you stay above route 1 and below Germantown Ave, you'll generally be fine. Center city is more of a bad area than where the majority of Drexel med students live. Upenn, Temple, Jefferson, and Drexel main campus all have far more crime.

(There's plenty of (free) parking at the complex, and it seemed like parking at Drexel isn't too bad.) Lots of PCOM and St. Joe's students live here, and a lot of hospital staff from Penn and CHOP. My biggest complaint is that our sink is teeny tiny. (Some apartments have dishwashers, etc.) It's not too expensive either, my 1BR is $750/mo, I think a 2BR is about $1100. I'm 99% sure I'm going to Drexel, and if I do I plan on staying in my apartment for the whole time. We haven't had any kinds of noise/cleanliness/maintenance issues.

Dude..I LIVED in the neighborhood for 2 years when I was getting my masters. I know the **** that goes on there. I know the robberies that happen around queen lane/greene st/gtown ave. Its not a great area. If I were a female I wouldnt be walking around after dark. Hell no. I have a CCW and still dont like walking around up there. Just choose your apt wisely. I lived in a house that had a main door that everyone could access. The door was left open and a burglar came in and stole my Specialized S works and another residents macbook and some jewelry. You think Chelten ave just before fresh grocer is a good area? I have no comment I guess.

I could see that being the case. I guess it all depends on what's reasonable to you. Personally, if it got hot, I opened a window, no big deal. Driving across the river is also not terrible, because you can just cross the Roxborough bridge plus the revamped Ridge Ave. bridge has been reopened. You get to know the times of day one way or the other is difficult.

The biggest benefits are that the rent's cheap, and the apartments are large and well-kept. It could just be I'm used to living in the city and the attendant inconveniences. There's always going to be a trade-off.

Also, the security isn't perfect, but I've heard much larger complaints about the Alden Park places.

What are the Beekman Apartments, where are they and what are they like?

The neighborhood just a block away from Drexel across Wissahickon really feels like the hood, I'm much more comfortable over here. Plus Target is just a walk up the hill whenever I need anything.

I would be at my friends' and he would be around fixing something in their apartment (happened twice). Everytime we saw him he ALWAYS had his hand down his pants. While standing there talking directly to you 3 feet away he would just reach down and do what he needed to do. I'm being dead serious it was super, super creepy lol.

But I knew someone who lived in the apt near his and you could always....hear :barf:....the prostitutes in addition to seeing them come in and leave all of the time.

He had a major bout of depression not too long ago and was even hospitalized...lol..that explains it all...he once told me that he is leaving his "girlfriend" because all she does is playing on his computer, nothing else (maybe no $$$, no play)))...lol...i thought that was strange but I left it at that!!! lol but lolol :laugh::laugh::laugh::laugh::laugh::laugh:

There may be crimes south of QL going toward germantown. However, I live in QLM and I never felt unsafe although I am mindful if I go one or two blocks down, that's a different story. On a positive note, QLM is a 2 min walk to campus.

With respect to having a car, I don't have one. I shop groceries @ Pathmark (176-82 West Chelten Ave bet Wayne Ave). I walk there (about 10 to 20min depending on your pace) and on my way back to QLM, I take a cab (~5 min ride). I only pay $5 or $7 with tips. Alternatively, you could take the train (SEPTA; direction: W. Chestnut Hill -->1 stop) though I would not recommend it cuz trains here suck! On weekend, train comes by every 2 hours.

As far as restaurent concerns or parties for that matter, I hang out @ Main Street (4400's) in Manayunk (about 10 to 15min by cab and cost around 10 bucks). This is the area where most DUCOM folks hangout on weekend.

As you can see, I live a simple life!!!

PS: 1) if you are into fast food, which I am not, they have some in the same vicinity as Pathmark. They also have dry cleaners, barbershops and beauty salons, etc!!!

2)Most folks live in QLM for 2 years. When it comes to rotation, DUCOM sends you anywhere from Pittsburg (5hrs by car), Delaware, NJ, and they pay for housing and food in that case!!!

a lot of the other places i'm finding (octavia, park heights, some of the places south of DUCoM on Wissahickon) have really bad reviews, like mice, bed bugs, break-in's, rapes, bad management, ridiculous heating bills ($400+ ???), etc

do i have any other GOOD options than just these 3 complexes?


also, most importantly, what is the necessity of a car? i'm still on the fence about whether to bring one (considering gas, insurance, parking costs), but i've heard that around the QL campus there's no grocery stores, no restaurants, no fast fast, etc, so do i really need a car? and if i don't have a car, how easy is it to get around via public transport (to get food, visit clinical sites, etc)? i mean, i'm pretty set on bringing my car because of the HUGE convenience factor but it's more about convincing my parents so if i could get some opinions from ppl in school or living around there that would be great!

If you can have a car, definitely bring your car. Technically it's required, but as pointed out above, you can get away without one for the first two years. There will be plenty of clnical sites (ie Abington) where housing isn't provided and there's no realistic way you can get there everyday using public transportation. I guarantee you will enjoy your weekends more if you have a car, though.

Also, during first and second year, you're going to have a few classes that require you to drive to various sites (hospitals for some courses, random places/nursing homes for others) with a group or a partner. You really don't want to be that person who has to be the bum and leech rides off of all of the other members while never driving/contributing on their own.

Then again, there were plenty of people with cars who constantly refused to drive so that they would save gas money. Don't be that person either. Your group will hate you, but they won't say anything to your face.

I wouldn't trust my dog with food from this location. That whole area is a complete ghetto.
 
How's the Center City Area? Or further south to Washington Square or Rittenhouse?

Rittenhouse Square is probably one of the nicest areas of the city. Washington Square is near Jefferson and I have a pair of friends that are married that live in an apartment right around there since the guy's doing his neuro residency at Jeff and they seem pretty pleased with it.

And wtf is up with UPenn's off campus housing service? Lots of those apartments start at close to $2000 for a 1-bedroom. Ivy League students must have lots of mom's cash to spend. 😕

All in places where most medical students will NOT live or ever go to. Philadelphia is a city. Crime is a fact of life in a city. Philadelphia has crime-ridden neighborhoods, some are *near* QL, but in Philadelphia it is hard to not be near a "bad" neighborhood. The areas where the majority of medical students live are some of the safest in the city, but I suppose it's dangerous compared to the suburbs. East Falls, Roxborough, and Manayunk (where most students live) are cake compared to most areas of Philly.

What website did you use to get these stats? I used this website http://philly.everyblock.com/locations/neighborhoods/germantown/?start=201103131700&only=crime and I only saw one date rape in the last month and though there were several aggravated assaults listed, on close inspection, most of them appear to be redundant- for instance, one assault that occurred on Tacoma St was listed there 8 times. You can tell it was one incident because the date and time was all the same.

Overwhelmingly, theft from auto vehicle is the most common crime (typical for a city) and you can avoid that by not leaving valuables in your car. I learned that the hard way when I was living in Center City.

To the OP, the apt complexes that you listed are really the only ones that i know of in the area that are close (walking distance) to Drexel, but there are some good ones further out in Roxborough, Manayunk and Andorra. Also, there is a condo complex, Gypsy Lane, that often has private units for rent by owner at reasonable rates. Also, there are some nice builidings in Mt Airy- McCallum apts comes to mind.

Yeah. It's too bad, because I had a friend who lived there a few years ago and his apartment was BEAUTIFUL! Two bedroom with a working fireplace, seperate dining room, built in shelves, NICE parquet wood floors, molding- I mean it was gorgeous. But they changed management and it's been downhill ever since. '

I was going to move in at one point into a studio with a bathroom the size of my current bedroom- gorgeous. Plus they have this pool with a retractable roof and a jacuzzi, but they don't keep it up! It really is a shame.

Yeah you cant win with philly landlords. My fiance and I had two landlords screw us out of almost TEN grand over some complete bull**** when we went to move out. That was my main driving force for buying my house. Never dealing with landlords and their shady ways again.

Damn, that's serious! I had a landlord try to act like they weren't going to give me back my security deposit. I became VERY well versed in landlord tenant laws in Philly and PA overall at that time. Needless to say, I got ALL of my money back, but you are right, they will try to push. And it's so hard to find out what the laws really are. And some are so stupid, for instance, a landlord needs to get a license to rent a multidwelling unit, so if he doesn't have the license, he legally cannot lease the place. But if a tentant has rented the illegal apartment, the lease is still binding . So why bother getting the license if you're a landlord😕

Overall, I think I've been fairly blessed in wrt to landlords, considering the number of rentals I've lived in. I wanted to buy, but I couldn't find a condo with reasonable fees

They didnt. First landlord. 5300 block of greene st. Rough area where I lived in graduate school. Big old victorian house with 3 apartments in it. While I was moving out I had the door propped open and I was moving my boxes out to a uhaul truck....it was a constant flow of boxes out to the truck so I felt comfortable leaving the door crackd open as I went up and down. Somehow one of the wonderful individuals living around this area decided to sneak in the door and hide in the basement. I left to bring a load over to the new apartment and this guy kicked in a girls apartment and stole her laptop and jewelry. Stole my S works mountain bike out of the basement. I e mail my landlord maybe a week later to ask for my 300 dollar security back. She refused saying her husband and her decided the burglary was my fault...even though they had no proof of how the guy got in and if it was in fact during the time I was moving out. Sent me a bill for A. replacement of all the locks in the house internal and external. Repair of the doorframe that was kicked in as well as a new door. A security system on both the house and all the individual first floor apartments with monitoring for 3 years. During the year I lived there she decided to retrofit the house with individual heat for each unit. My unit and the unit upstairs never got heat all winter (and I mean never). I had told her during the yaer that I refused to pay for the heat because it never worked and I needed to constantly run a space heater. She included that she wanted payment for the heat since I had never shown her proof the heat didnt work (which I did on multiple occasions) She ended the later saying that if I refused to pay she would have her lawyer contact me. I preempted this with my own discussions with a professor (lawyer) and decided to file a claim in small claims court for my 300 dollars.

The day before our court date I got served with legal papers as well mandating I pay all her claims. Needless to say we battled it out in court and I somehow lost bigtime because as a poor grad student I coudnt afford a lawyer. She had a week known lawyer and i absolutely got smoked. Over 6000 dollars I had to come out of pocket with to pay all this ridiculous ****.

Second landlord. I lived at a large apt complex on umbria in manayunk. I had two dogs at this point in time. Both dogs were registered with the leasing office and we paid a significant amount of pet rent a month. The leasing agreement stated that we had paid a 100 dollar cleaning fee up front and were not required to clean the property prior to moving out. So move out day comes and goes. Dont know where our security deposit is. I finally get an itemized bill from the landlord claming that all the carpets were destroyed with dog urine (both dogs are middle aged toilet trained dogs), and wall to wall in the entire 2 bedroom apt the carpets and pads were being replaced. In addition they were replacing the entire formica countertop in the kitchen because our coffeemaker left a coffee stain under it that they claimed was unremovable. I dont remember the exact amount we needed to shell out here but i recall it to be about 4 grand. We did not even try to go to court on this one considering the ill effects from going last time. Shelled out the cash and walked away with my tail between my legs. It was a nightmare. Did the dogs piss on the carpet...yeah prob. But they didnt piss all over to the degree that anything would need to be replaced. A steam cleaning would have been sufficient. Its obvious they knew they had us and knew they could do a full replacement of the carpet and countertop on our dime. If you look on the apt rating sites you can see that other tenants had similar things happen. I recall reading that a flood happened and rather than doing anything to remedy the situation the landlord forced the tenant to break their lease early and move out. No compensation for anything. Scumbags.

Before people say we are some sort of deadbeat tenants.....I lived in 2 apartments before this as did my fiance....as well as one apt after this. No problems before or after with any other landlords...and we always got security back. The landlord tenant law in PA is really really protective of tenants guys. So watch out. Take pics of EVERYTHING. Either rent a steamer or pay for your carpets to get professionally done. I personally shelled out 150 and just bought an upright steam cleaner and it was a great investment for my house now...considering rental is like half the price of buying.

And such is the reason why I decided to purchase a house. The end.

Damn, that's serious! I had a landlord try to act like they weren't going to give me back my security deposit. I became VERY well versed in landlord tenant laws in Philly and PA overall at that time. Needless to say, I got ALL of my money back, but you are right, they will try to push. And it's so hard to find out what the laws really are. And some are so stupid, for instance, a landlord needs to get a license to rent a multidwelling unit, so if he doesn't have the license, he legally cannot lease the place. But if a tentant has rented the illegal apartment, the lease is still binding . So why bother getting the license if you're a landlord😕

Overall, I think I've been fairly blessed in wrt to landlords, considering the number of rentals I've lived in. I wanted to buy, but I couldn't find a condo with reasonable fees

Totally. Its so hard to find out what the law actually is. But from what ive been told and by reading stuff its very landlord protective.


And anyone who is looking in manayunk or by drexelmed PLEASE dont hesitate to PM me for these landlords names. I dont want to publicly post them and run the risk of being sued again. (I posted something on an apt rating website and landlord #2 actually found my posts)

Second landlord. I lived at a large apt complex on umbria in manayunk. I had two dogs at this point in time. Both dogs were registered with the leasing office and we paid a significant amount of pet rent a month. The leasing agreement stated that we had paid a 100 dollar cleaning fee up front and were not required to clean the property prior to moving out. So move out day comes and goes. Dont know where our security deposit is. I finally get an itemized bill from the landlord claming that all the carpets were destroyed with dog urine (both dogs are middle aged toilet trained dogs), and wall to wall in the entire 2 bedroom apt the carpets and pads were being replaced. In addition they were replacing the entire formica countertop in the kitchen because our coffeemaker left a coffee stain under it that they claimed was unremovable. I dont remember the exact amount we needed to shell out here but i recall it to be about 4 grand. We did not even try to go to court on this one considering the ill effects from going last time. Shelled out the cash and walked away with my tail between my legs. It was a nightmare. Did the dogs piss on the carpet...yeah prob. But they didnt piss all over to the degree that anything would need to be replaced. A steam cleaning would have been sufficient. Its obvious they knew they had us and knew they could do a full replacement of the carpet and countertop on our dime. If you look on the apt rating sites you can see that other tenants had similar things happen. I recall reading that a flood happened and rather than doing anything to remedy the situation the landlord forced the tenant to break their lease early and move out. No compensation for anything. Scumbags.

Before people say we are some sort of deadbeat tenants.....I lived in 2 apartments before this as did my fiance....as well as one apt after this. No problems before or after with any other landlords...and we always got security back. The landlord tenant law in PA is really really protective of tenants guys. So watch out. Take pics of EVERYTHING. Either rent a steamer or pay for your carpets to get professionally done. I personally shelled out 150 and just bought an upright steam cleaner and it was a great investment for my house now...considering rental is like half the price of buying.

And such is the reason why I decided to purchase a house. The end.

I don't even know how they can hold you liable for anything if you weren't found to be criminally negligent, in which case, why didn't they charge you with a crime??? Is there a way to still appeal? I'm so sorry that happened to you, ulch!

You seem to have a pretty good attitude considering. I have a terrible problem with holding grudges, I would have made that landlord's life a living hell.

Honestly I dont even know WTF happened. To make a long story short, I had lyme disease then and it was undiagnosed for MONTHS because I never had the typical erythema migrans rash. So by the time I got my Dx I had advanced lyme and was really really sick...too sick to put up a real defense up there when this hotshot lawyer hit me with the legalese and I crumpled. It was a real Fing nightmare and something I will never forgive this landlord for. She knew I was really sick and she knew I was just finishing up grad school with no job but she chose to completely Fk me over. I wish I could make her life a living hell. I thought of so many ways to get back at her...but dont think the risk is worth the reward. Enough time has gone by that im not too pissed about it anymore!

I stayed with a student host in alden park, and i agree it sure was pretty. Did you get to check out the pool/fitness center it has? im wondering if they are as nice as the pictures on the website? im thinking about alden park as well because its so close to campus and im most likely doing PIL!

i read all the negative reviews about alden and i heard what you're saying about the place but GODDAMN it's gorgeous!!! the rooms are BEAUTIFUL, the appliances, the layout, the architecture, the surround park (!!!), pool, lobby, EVERYTHING i just fell in love with it!!

hathaway is nice too but it doesn't hold a candle to alden!

i know everyone says management & maintenance & drafty windows are the main negative about alden, but i still can't get the place out of my mind.. like i would LOVE to live there, it's just so damn nice..

i really can't decide!! 😕 🙁
If it's too good to be true..... it probably is

Lol, it is beautiful! If you can get into the building on Schoolhouse lane, that would be your best bet. Most of the people in that building have been there a while; the other buildings have ALOT of Philadelphia University students, so it can get loud.

BUT- though HH can't really compete with Alden in terms of character, you really should consider how much your utilities will be in the winter. You will regret having those beautiful, drafty windows once November rolls around! Also, if you shop online alot, like I do, you will really appreciate the security at HH. Just my 2 cents!
