Apartment Issue

So here's my issue.

I have been accepted to MCW, and have decided that I would like to go there over my other acceptance. However, I am on 6 waitlists, and am still waiting to hear back. One of the schools I am waiting on is Jefferson, and I have sent a letter of intent to them.

My question is: I have to find an apartment near MCW during the summer. If I get in to Jefferson after I have already signed a lease, do I still have to uphold the intent that I gave to Jefferson. If not, at what date is it reasonable for me to retract my letter?
 
I think the consensus will be that LoI's are legally worth nothing, and are only as valuable as your morality is to you. In other words, you are not bound to do anything you said in your LoI.

Also, did you already sign an apartment lease? If not, can't you just not take the apartment -- you would only lose the deposit.

I have not signed a lease yet. My question pretty much is, how late can I wait on Jefferson before signing the lease? Once I have signed the lease, I would lose my co-pay as well as my deposit.
