I was wondering how people like Deming Pavilion at Tulane.

I'd like to stay within short walking distance of campus, and I'm not too familiar with the area. So I figured you can't get much closer than that. Any thoughts??

Hmm ...

I'm not sure why you'd want to live in that part of town, except perhaps so you could walk to school ... 🙂

Deming's okay, but it's very ... sterile is the word that comes to mind. There isn't any food options except Burger King, Wendy's, Subway, and a little bit further is a burrito place. There is so many great places to live around here that have so much character, and are a lot closer to good places to eat (when you're studying and starving). Okay, so food means a lot to me, I guess. The gym is also Uptown, which is a pain to get to if you live downtown, but not miserably far, so you can manage. The parks are all away from downtown, and that kind of sucks, because you end up thinking of NO as this urban wasteland instead of seeing lush Audubon Park on your run or whatever. There are bars all over the city, but I'll admit, a cool set of em are in the Marigny, and that is just a few miles from Deming.

That being said, I haven't answered your question. If you're already in, you probably know the prices are about 570 to 700/month depending on if you get a studio or not. That includes cable, internet, utilities. That's a little pricey for NO, but definitely not unacceptable. I pay $420 a month for a really cool place, but I also have 2 roommates. We end up paying about a $100 a month for cable, utilities, etc. Deming is attached to the med school and hospital, so it is convenient. It is something you could get before even moving down here, so that's convenient, too. But it is a pain to get out of the lease. If you make it 9 months there, you're golden. But many people want to get the hell out after first semester, and it's hard to convince them. Almost no second years live there (I can think of maybe 2) and almost no third years do either (I can think of 1).

If being close to school is paramount, you can consider the Gravier Place Apartments and a few of the Warehouse joints (The Bakery, The Woodward, The Saulet), as well. Gravier is walking, the rest are a bit of a longer walk, but do-able.

I'll admit, it is convenient. But, if you ask any current first year whether they like it enough to stay ... I doubt they'll say yes. And that just adds one more stress on your life - moving. So, if you can get in town a little early and find an awesome uptown pad or a cute little shotgun in bywater or the marigny, I think you'll be much happier.

Oh, yea. Food is definitly a huge factor, I'm not coming to New Orleans to eat fast food😉
But if I live uptown, I'd pretty much have to have a car, right? From what I hear, insurance rates are pretty high and parking is a big hassel. How do you get around having a car?

How's the french quarter? At least the food would probably be good.
The reason I'm not worried about paying a little more(than uptown) is that I figure the time and money spent on the commute would pretty much compensate for it. Based on what you said about Deming, I'm probably gonna cross that out though.

BTW, thanks for the feedback. VERY helpful!

On the same subject... What is the best way to go about looking for a place uptown? Is there a newspaper where available apts are advertised? Are they really hard to get? Thanks for helping us out, Tulane hasn't really sent out any helpful info on the subject... but then again, it is still really early on 🙂

You could try the Times Picayune (New Orleans newspaper) or the Hullabuloo (Tulane student paper) for ads. Seniors at the uptown campus will be trying to get rid of their apartments after graduation. Somebody correct me if I'm wrong, but a good rule of thumb is to stay between the river and Claiborne Ave. The Magazine street area is a cool area, as are some of the areas right around the uptown campus (like Maple or Plum streets). Good luck.

I currently live in New Orleans and have been doing so for 6 years. I think your best two options are to call a real estate company uptown or look in local weekly paper The Gambit. I've always gone through Latter and Blum (on Maple St.) Call or email them with what you want, and they can go through all the other companies properties and pull a bunch to show you, and can even email the specs to you with pics for many. The most important thing to do, is a drive by. The neighborhoods up town can change from million dollar mansions to ghetto crackhouses in two blocks some places. The rule stated about about between Claiborne and the river is a good rule, but there are some places north of claiborne that are good, just as close, and a bit cheaper. The Gambit (look in the Uptown/Garden District section, you have to scroll a bit) can give you some of the best places in the area. However, these papers are placed for free in coffee houses and such Sunday mornings. Get one then and get on the ball cause the best places will be gone quickly. This can also happen when going through real estate agents, the best places on the market here move. So be on the ball, and don't really bother looking till right before you come down. Some apartments will put notices up now, and some will only go a month ahead of time. If you want a single and don't want a dump and to be relatively safe, expect to spend $550-750 on rent alone unless you get a roommate. I pay $800 now for my one bedroom, but I have a prime location and it is very safe and big.

One other thing, if you are a guy, and like the frat scene, Tulane has a house of ~13 guys right by the campus and popular freshman bad (got to love those young hotties, right?) I think it is somewhere around $350 a month. You should get info about this place too.

If you have any questions, please feel free to pm me, I know what a hassle finding a great place can be. If you need an opinion on an address, I can do that too.

Good luck!

(Oh, and if you need some good places to eat, I can help with that too, since there is a wealth here. I am sad I am going back to Texas soon, the land of Chilli's and such 🙁)

I agree with the above posts--Deming Pavilion is quite sterile; it's in the downtown and is convenient but that's about it. I'd suggest getting your own place or pairing up with a roommate once your class website gets up in running. I know the place I live in is looking for new tenants so send me an email if you guys are interested. It's a 2br with 2ba and pretty nice city views; plus it's got a private parking lot and a central swimming pool all for $1000.
