How difficult is it to get housing in San Diego or Bethesda? What are the wait lists like ? Both cities are really expensive so buying a house may be next to impossibile. What are the names of good and not so good communities to look into? Do they try and get physicians placed with any extra priority? What is the difference in Navy housing vs. PPV?
 
Wouldn't imagine housing being that terribly difficult --- expensive for sure though.

There is basically no military housing in the DC area, there is some on Andrews Air Force Base, but that's about it. Take a look at your BAH for DC, it's a pretty good chunk of change and you should be able to find something nice enough. Alot of people live in the Rockville area, or some further north in Gaithersburg or even further north in Germantown. Try calling the USUHS student affairs office they have some lists they may be able to send you of different communities. It may be a better resource than the NNMC housing office.

Very few physicians live in Navy Housing in San Diego (actually I can only think of one). It costs your whole BAH and to qualify for a decent place, you have to have a large family. Most rent or buy out in town somewhere. There is no increased priority for physicians. In fact, that is a general rule, on the admin side, you are a LT, so your priority will be the same as any LT. You can get on the waiting lists as soon as you have orders, but again, most people find their own place. SD is my hometown, if you have questions about specific neighborhoods, send me a pm.
 
For Bethesda, do a search on here for USUHS. This was discussed pretty well before. There were alot of good suggestions on where to rent and not rent.

As far as housing, you do not get priority based on rank. You do get priority based on need. A single physician without dependents is not as pressed as a single E4 with 4+ kids. The wait is definitely long and depending on where you're placed not worth the wait. Andrews was in the process of refurbishing some of their old housing. I wouldn't recommend it.

I would say downtown Silver Spring would be a good area. They are pumping alot of money into that area. You are in between WRAMC and NNMC. Not sure how much that'll matter since they BRAC'd WRAMC. It isn't cheap to live here in Maryland. There are still some areas of DC that haven't flipped completely so you could find a good deal on a home. The caveat to that is "haven't flipped" means these areas are still rough to live in. By rough I mean drugs & ho's. 😎
