I've also lived in an apartment for three out of four years of med school and I can tell you about the difficulty of breaking a lease - it was difficult to believe that the rental agents can turn that many handsprings in a rental office that small... I dunno about you guys but the apartments I lived in near the school always had a long waiting list to get in, and when you add in the extra month's forfeit AND the reaming they give you on the "cleaning" AND they get to rent it to the next schmoe down the list (AND they don't have you screaming "Walla walla!" at pretty girls after getting drunk, every night...) ...well suffice to say they are MORE than happy to let you go...
