To current UC Davis students, folks who live in the Davis area, anyone currently apartment hunting there...

I'm looking to find some information on housing in Davis. I've looked through past threads and this is the useful information that I've pulled out:

About property management companies
  • People have had bad experiences with Acadian and Dowling properties
  • C.L. Davies Property Management may be ok (some decent experiences)
  • Most property management companies seem not so great
Specific Apartments
  • People have said Americana Arms is "overpriced, small, dumpy," and have mentioned some roach problems
Misc
  • "Californian tenant guide" by NOLO press covers rules/regs on renting in CA; reportedly a good resource
  • Most leases begin September 1, which could be problematic for vet school students
  • Good resources include: Daviswiki.org, Apartmentratings.com, Davisenterprise.com
  • Woodland has good and bad areas, 15-20 min from campus
I'm specifically interested in which areas are best to live in (nice rentals, not undergrad party spots), which apartment complexes are nice, which to avoid, rental companies/property managers to avoid, etc.

I've done a lot of searching on Daviswiki, and pretty much every single apartment complex has people grouching about something or other. I don't know how much stock to put in that - how much people just work themselves up into a frenzy. Thoughts?

On daviswiki.org, you can find listings of pet-friendly apartments under http://daviswiki.org/Cats and http://daviswiki.org/Dogs, though most have breed or weight restrictions for dogs 🙁. Someone I met at Davis suggested the Stonegate Village Apartments as being mostly vet student rentals and pet friendly, though with waiting lists.

Also,k it seems like a big part of this is choice of neighborhood - West (near Stonegate, 15 min from campus, maybe more quiet and intellectual), North, South, Central, East, Downtown. Then there are developments like Mace Ranch and Wildhorse (both East), which are more suburb-y from what I gather.
 
Here's the thing about daviswiki. It's a wonderful resource with a lot of information, but the comments are...unreliable, at best. It does indeed hold true that people who have bad experiences will post about it while those that have good ones will not. Plus davisites really like to piss and moan about things.

I was in your shoes last year - across the country and looking for a place here in Davis with no way of getting here to see it or anything beforehand. The resources we used were what VAgirl posted plus Sacramento craigslist and the UCD CHL.

I don't know a whole lot about apartments because my boyfriend and I were looking for a house/duplex but maybe I can help with some of the other questions. As far as areas, closer to the school is closer to undergrad party land. Most of the Greek life is on Russell and areas near there, across the street from campus. Nowhere in Davis is really inaccessible to UCD by bicycle. I currently live in an area bordered by J and L on the east/west and Covell and 8th north/south and it's not CLOSE to campus, but it's a really easy bike ride. If you're a really light sleeper it might be best to stay at least two or three blocks from the train tracks which are all over town. You will get used to them, though. There are shopping plazas with grocery stores in them on most sides of town, so you shouldn't ever be too far away from one.

Sorry I can't be more help about specific apartments. If you're worried about when leases start you can always look into subletting from someone who has it listed on craigslist or in the Enterprise.

Will either of you be able to come out here and see places before you move here?
 
I moved out to the area last september. I had the most luck on craig's list and the community housing guide (http://chl.ucdavis.edu/info.cfm), although I was looking more for a house to rent than an apartment complex. I have 2 cats and a dog, and the only complex in Davis I found that allows more than 2 animals was sharps and flats. I have also heard a lot of negative things about Acadian properties, and I had a negative experience with Dowling--but those two companies seem to own the majority of the properties in town. I currently rent a house in southern Woodland which I'm planning on staying in--takes about 15 minutes to campus.

I don't think I'm going to have a chance to go apartment hunting before moving. I'm not sure I can pull another cross-country flight. I know it would be good, though. Do most sites have pictures of apartments?

Nyanko, anything you know now that you wish you'd know when you were looking a year ago?
 
VAgirl, great thread. I'm really interested, as finding housing is the one thing that really freaks me out! My undergrad requires us to live on campus, so I've never had to have much say in the housing process. I, too, won't be able to make another cross-country trek to check out housing this semester and won't be back in California until late June or early July. My sister *may* be headed up to NorCal in the next month, and if she is, I am going to make her take a stop in Davis and check stuff out for me. Any advice on to where (not) to look would be greatly appreciated!

I'll be out there April 11th and 12th. Because I'm signing on for a 7-8 year commitment, we're looking to buy a house as an investment, and so we're coming out early to jumpstart the househunting process. That said, it's nearly impossible for something to work out immediately, so we also have to square away a rental option!

I was going to offer this as well. I actually live in Davis so it wouldn't be too hard for me to do.

VAgirl - actually I think we got really lucky with our housing situation so I can't really think of anything that we would have done differently. My boyfriend is a little bit on the cautious side so we ended up getting a place really early that had a lease beginning in August even though we didn't move here until September. If it were just me I would not have eaten an extra month's worth of rent for no reason, but it helped us I guess.

....Are you sure?? Because I will take you up on that offer in a heartbeat! 😀 That would be so amazing!! I've been trying to think how I could get a boots on the ground perspective on things. My brother lives in LA, which is really too far for me to get him to do any looking for me. 🙂

My plan was to make a short list of neighborhoods, narrow that to apartment complexes, and then hopefully get someone to say, "Yep, I've seen it, it's nice," or, "Nope, old and dingy, you don't want to live there." Or something like that.

SDNers totally rule! Maybe we should just make a little SDN enclave in Davis? 😉

It DOES really help, honestly. We did have the luxury of the CS graduate group really wanting my boyfriend to come here (he'd received several other acceptances - and I had received a few for PhD programs in those places as well), so the professor who was recruiting him actually did this legwork for us. Getting a human perspective is a pretty big boon, I think.

We weren't even looking for a place starting in August, we were looking in September but couldn't find one. So I'd say it wasn't too hard, hah! Like I said, it may be a little different since we were looking for a house/duplex with a yard for the dog rather than an apartment, but subleasing might help to alleviate that concern even for an apartment.

My bf is a CS guy too...software engineering, mostly. Right now he's working for an online custom T-shirt company and is going to continue working for them remotely so he'll be telecommuting. Maybe we could meet up w/ our guys in tow when I get to Davis and hang out. I'm worried about him establishing a social network given he won't have any instant contacts at work or anything. Of course, he's a major introvert (even though I swear when you meet him you'd never know!), so he doesn't think not being around people at all during the day will be a problem. I guess I believe him.😛 Still, I can't imagine he won't miss having some friends around. He loves board games (like, Settlers of Catan, Puerto Rico, those kinds), so if we can find him a club or something I'll worry less. I just don't want him to feel neglected while I'm studying for hours at a time...

In my house we're more of video game people than board game people, haha!

Most of the people in his grad group are either super foreign or super introverted, so it might be nice for him to make a few more friends. I've made some at work, but he kind of just stays home and codes unless he's at class or out with me, so it might do him some good too!

Anyway it's ok if you derail the thread for a moment cause it's your own thread. At least, in my opinion it's ok! 😛

1) We'll be out to Davis in a few weeks, checking out neighborhoods and apartment complexes too. If there's anything in particular you'd like us to see for you, tell me!
2) Also, we're going to take a whole bunch of pictures of places we look at, so that when we're back on the east coast we have concrete images to pour over. I'll be more than happy to share those with you! (and anyone else who's stressing over housing 🙂hello: pupsforseeing! 😀)
3) Finally, there are quite a few sublets-with-options-to-extend on Craigslist... find the sacramento craigslist, then just type Davis into the search of housing/rentals, and there's more than you can shake a stick at.
4) I have some contacts that people have given me with more advice about neighborhoods and specifics... if those actually materialize, I'll certainly share my wealth of new knowledge 😛
5) My partner's pretty shy and introverted, at least initially, and I'm worried about her too... we'll all just have to meet!

Yay, you rock! And I'm officially no longer worried about having to get a place without having laid eyes on it. The support on here is unreal, thanks so much everyone! Hoodle, that would be so great. I'll have to get my act in gear so that I'll have narrowed things down quite a bit by your trip but that shouldn't be too hard. And I will definitely want to see pics of the various places you guys look at, so that's very cool.

I know I should check out craigslist, and I will. I've used it a ton in the past. I've just been thinking that without going out there to check places out, it'd probably work better to go with an apartment complex rather than an individual renter. Things are more standardized and probably a tad more straightforward that way. But I'll look into it, it's good advice.

And we are totally going to have an SDN meet up out there. I'm already looking forward to it so start planning on it, folks!😀
 
I called and talked to one apartment complex, and asked them about how subletting works. It actually seems pretty organized - if you are subletting for the summer, you go to the office, and the info gets signed over to you (though the lease is still your renters' names). They often keep the same rent prices as they would have if the renter had resigned, so that's a bonus. Most of the sublets are in rental complexes... so you can just figure out which complex and go from there.

I would be more than happy to check out any places you may be interested in, VAGirl (or anyone). I moved out here from Massachusetts last year and I know trying to find a nice place from across the country is difficult at best. I made one trip out here for a weekend in July and didn't find anything, so I had to rent a place sight unseen off of craig's list--I lucked out and got a nice house but I wouldn't recommend doing it that way! I work at a vet in Davis so I can check out places and neighborhoods in either town if it would help you out! Just let me know 🙂

I've just been thinking that without going out there to check places out, it'd probably work better to go with an apartment complex rather than an individual renter. Things are more standardized and probably a tad more straightforward that way. But I'll look into it, it's good advice.

One thing that I haven't seen mentioned here is the Davis model lease. If an individual renter you're looking at uses this lease then you know that the terms of the lease will not screw you - it's a very good one. We had a relative who is an attorney look ours over before we signed and sent it back.
 
I'm probably heading up there April 7 for the day to take a look around.

West Davis (Stonegate, etc.) looks like it would be good in terms of proximity to the vet school, bicycling distance, and quietness, so I'm focusing my search over there. I will be taking 2 of the 4 cats with me (the other 2 will stay in the bay area) and might be interested in a roomie or two - will keep you all posted!
 
I live in West Davis and love it....very quiet and I can get to class in 10 min (I usually drive). Probably the most popular complexes are Stonegate and Tanglewood (in south Davis) because those are the two that allow dogs. Also Lakeshore in West Davis allows dogs, I think. Stay FAR away from Sharps and Flats. It's a party zone, management sucks, and the cops are there often. There are a lot of people who rent houses since the dog-friendly places fill up pretty fast. A lot of places will let you have cats, though.
 
Wandering over here from my normal wi threads -- VAgirl, are you accepting Davis then? Did you end up visiting WI on monday?
 
West Davis is the nicest part and seems to have the most grad students but you don't want to be too close to campus- those apts are the sophomore dorms. Whatever you do, stay away from East Davis- the complexes are bad and it's far away from everything. Especially don't rent from Sequoia Equities...

wi girl--I have not accepted Davis yet, but I am nearly certain that I will be doing so. I just need to clear a few things up (one outstanding pre-req, etc). I did visit WI on Monday and everyone was so nice and the place was great. It just wasn't for me. The major factor in this was the weather--I just can't handle it that cold! I think you'll be very happy there, though. They seem really concerned about their students, very willing to do what it takes to help them get to where they want to be, etc. If you want to discuss any further, feel free to PM me. 🙂

Stay away from Arlington Farms...that's the "sophomore dorms" as they call it. Lakeshore, Stonegate, and Aspen Village are nice. I've been in Aspen for 2 years, management is awesome, it's quiet, on the lake with the geese but they don't allow dogs. I've heard good things about Lakeshore and Stonegate though. I almost lived in the Trees, but management was flaky. I don't bike, but I think it's about a 20 min bike ride to school if you're on the Russell/Arlington side of West Davis rather than the Covell half.
A really good resource is apartmentratings.com too...davis wiki reviews tend to complain about everything....

I live in in the farthest part of West Davis (farthest from school, that is), and it's about a 15-20 minute bike ride, so it's pretty reasonable. I biked almost every day in the fall, but in the winter it got so rainy and windy (the wind is the worst, makes it feel like you're peddling on the spot) that I gave up, so that's something to bear in mind. One of my friends lives in the Willows, which seems like a super nice complex. The best thing about West Davis is that it's a really nice, quiet residential neighborhood; I like it.
 
I would say that the best are glacier point, lakeshore, eastlake, trees, adobe, and stonegate. I think the bike ride is nicer because you don't have to navigate through downtown- there is less traffic to deal with.

Hoodle, are you planning on trying to get a rental agreement going ASAP for your temp place while you and your partner look for a house to buy? Or are you guys waiting until you get out to Davis to sign a rental contract? I'm worried about places not being available anymore, and you post makes me think this might be a real problem...
 
I don't know exactly, to be honest. We're not signing anything until we're out there in 2 weeks. If we find a perfect sublet or rental, we'll jump on that for a temp landing pad while we find a place to buy. If we find a "perfect house", or if we find something else (all liveable houses are really dramatidcally out of our price range or something), that will change things. Most places have said that residents' plans to renew will be finalized early April. Many have waitlists. I think a smart thing to do might be to call and get your name down on a bunch of waitlists, just to make sure your foot's in the door! Most rentals start early september, so if you want to move in earlier than that, some advance planning is probably necessary.
 
FYI everyone, the first day of instruction is Sept 8th, but the freshman retreat/orientation probably runs Sept 2nd-5th (if it follows the schedule it did last year)...so plan accordingly if you're leasing.
 
I'm starting the housing search now myself, and just wasn't sure how/if the new class is going about finding roommates. Does anyone here prefer living with another first year? Are there any other message boards for people looking for roommates? I'm open to anything- I would much rather live with a vet student than another student studying something unrelated!! PM me if you're looking for roommates, or if you know of a message board for such a thing, lemme know! I plan on studying exotics and possibly wildlife medicine, in case you're interested 🙂
 
I was over on the allo side of things (gasp, horrors) and saw some UC Davis Class of 2012 med students talking about how one should wait to look for housing until June as there is more available then. For context, the conversation took place in February. Does anyone think waiting until June to look for housing makes sense?? It seems to me that the current students will be looking now, so if we wait too long the nicer places might already be taken. But maybe those crazy allo kids know something we don't? Just wondering. 🙂
 
actually, lots of nice places are probably already taken. the current students start signing leases in january and february for the next year (starting sept) and the procrastinators are signing leases right now. maybe they were thinking that the summer subleases would become available in june but those are actually starting to be advertized right now. so i wouldn't wait to find a place, i'd start looking now.

west, north and central davis are probably the best places to live in consideration to the vet school since it's on the west side of campus. west davis is the quietest (except for arlington farms) and if u'r a fast biker, like me, u can make it to campus in 10 min from there.

ummm, there really isn't that much crime in davis to speak of, it's such a small town...there are bike thefts maybe but that's about it...as long as u lock ur bike u'll be fine. 🙂

i hope u enjoy davis, it's such a cute collegetown, i certainly loved it and i'm going to miss it a lot...🙁

I'm a medical student from class of 2011 and I'm in Sacramento. I'm looking for one tidy female roomie with no kids, no pets for next year, starting in July 1st, 2008. I prefer another medical student, maybe a first year, so if you know any first years that just got into UCD school of med, please forward them this message. The house is about a mile from the medical center. It's a very nice 2 bedroom house in East Sacramento, which is a safe neighborhood, off Folsom and Alhambra. As you may or may not know, some areas of Sacramento is kind of "sketchy" in terms of safety, and I've shopped around for different houses to rent-- it's definitely a benefit to live so close to school and feel safe at the same time. The route to the med school is safe, as well.

I've lived in this house for 1 year and get along very well with my current roommate, but she is moving out. The house has washer and dryer. Big living room, dining area, modest sized kitchen with electric stove, microwave, oven, and fridge supplied. Temperature indoors is cool in the hot central valley summer. Has AC and heater. One bathroom with tub and shower. Ample storage space. Big enough to be comfy in, yet small enough that cleaning it is pretty easy.

Rent is $575 a month (for you-- it's $1150 for 2 people). Plus $33 Surewest Internet, plus variable SMUD, and PG&E bills.

I can lend you my first-year books, like anatomy atlas. So if you live with me, check with me before buying any new textbooks. I'd also be happy to answer any questions about first year med school.

My living habits: generally go to class. Sleep slightly before midnight. Study in my room a lot after school and prefer generally quiet study time. Do my dishes every day, and clean the house periodically (sweeping and/or mopping once every couple of weeks). I'm pretty easy-going and will share some of my supplies, pots and pans, etc. I'd say I'm quite responsible about paying the bills and maintaining the cleanliness of the place, though I'm no neat freak. It'd be nice if my roomie is generally reasonably neat and not an excessive party-er in the house.

I have a semi long distance boyfriend (from Mountain View, Lockheed engineer) who will visit me and probably stay the night a couple Saturdays per month, and he can stay in my room or the living room. I'll let you know ahead of time when he's visiting and the duration of his stay. We generally spend our time together outside.

I enjoy opera, classical music, House MD, going to the free UCD gym near the med school, and cooking Chinese food which I enjoy sharing. I also played a lot of concert piano when I was back in college. People say I'm kind-hearted, grounded, funny, and a little quirky. 🙂 I'm sure we'll have fun.

Ok, mission accomplished - I signed a lease today for a 1BR at The Willows. I looked at 5 places, all in West Davis, all pet friendly, all include stove/oven/fridge/dishwasher, all near bike paths and bus routes, all with non-assigned parking, pools and laundry rooms. Here's a quick summary:

The Willows
+ Quiet
+ Well-maintained; full-time maintenance person, friendly knowledgeable management
- Far northwest corner of West Davis (Lake & Covell)
Middle-of-the-road pricing ($995-1005 1BR, 1185-1286 2BR, 1676-1686 3BR)
- No dogs (not a drawback for me, might be for some)
+ Allows cats, rodents, small lizards, caged birds, & fish

Lakeshore
+ HUGE apartments (bigger than my house!), gorgeous, on the lake
+ About half-way between Russell and Covell on Lake, so not too far from the vet school
- Only 2 and 3 BR apartments left
- Super-expensive ($1630-1795 for the 2BRs left, $2125 for the 3BR)
+ The units that are left for rent all include washers & dryers
+ Allows cats (I didn't ask about other types of pets)
+ Bike racks on site

Portage Bay
+ Closer than other places (Lake & Russell)
+ Decent price ($925 1BR, $1110 2BR), low security deposits ($100 1BR, $200 2BR)
+ The manager seems very nice and knowledgeable
+ Cat-friendly
- No dogs (not a drawback for me, might be for some)
- Wait lists for renting - she said if you want something starting August 1 the list is much shorter than places available September 1, though
- Old buildings, cabinets and closet doors seem worn and scarred, etc.

The Trees
+ Closer than other places (Lake & Russell)
Middle-of-the-road pricing ($995 1BR, 1225-1325 2BR, 1850 3BR, 2200 4BR)
- No dogs
+ Allows cats
- Expensive security deposit (1 month's rent)
- Management not particularly friendly or knowledgeable
- Starting to get old, paint and carpets don't seem very fresh, etc.
+ Bike racks on site

Stonegate Village
+ Closer than other places (Lake & Russell)
I only looked at a room for rent here, so I have less information than for the other places. It seems to be well-maintained and quiet.


If anyone wants more details, feel free to PM me. If I were loaded I'd have gone with Lakeshore hands down.
 
Thanks for the awesome information, ShelterGirl! So, was Lakeshore the only one that had washer/dryers in the units? I've been so spoiled having a W/D in my condo, I really don't want to go back to laundry rooms. 🙁 But it's not really worth $400/mo to me...

I think we're leaning towards Stonegate, for some reason, though it's just sort of an impression at the moment, so may amount to nothing. Can you give any additional info about that one?

Lakeshore has w/d in the units, as does Tanglewood (the big unit in south davis). as far as I know, none of the others do. I totally agree - I'm pretty unenthused about wanting wash rooms again.

Sheltergirl - The Willows sounded nice to me, too! They were really friendly on the phone. This weekend, we're going to go see:
Tanglewood, Willows, Stonegate, Lakeshore, and Portage Bay... I'll keep you guys updated!
 
VAGirl, yeah, only Stonegate had w/d in the apartments out of the ones I saw. All of the complexes had decent-sized laundry rooms, though.

As far as Stonegate Village goes, I'm not sure what they have available. They might have a wait list because lots of places wait until 100 days from the end of the lease to ask current residents for renewals. That was the case with Portage Bay, for example, and the girl I spoke with said that Stonegate also does renewals 100 days out. So ... if you wanted something Sept. 1, that means they would have a clearer idea of availability in May.

The apartment I saw was a 2/2. It was well-maintained, had a gas stove (yay for people who like to cook like me!), and decent storage space. Rent was $1100 total. The pool and clubhouse are nice, the laundry room is pretty big, and the area seems quiet. One thing that mildly concerned me is that it is next door to Arlington Farm, which is supposedly a big party place. They allow cats and dogs but not pits or rotties - there's something like a $300 pet deposit plus $5 per month. If I had been able to close on the place today I probably would have taken it, but they wanted to show it to a couple of other people over the next two weeks. I didn't want to take the chance that they pass me over for someone else. In addition, I keep waffling about roommates because I'm taking two of my cats and I don't want problems over them.

Looking foreward to meeting you all in the fall . . . I figure I should introduce myself and here seems as good as a place as any. So my name is Brian, I'm 33 I 've got 3 cats (2 turned 15 today!!) and a snake that will be coming up to Davis with me. As with the rest of you I'm in the housing hunt as well.
Here is what I've heard so far

So most of the Davis alumni I work with told me that either Portage Bay or Stonegate are the places to live and that that is where most vet school students live. Another Dr I work with told me she lived 2 yrs at a place over on M street (in the *shudder* cheap part of town) and that was fine with her. It was still bike riding distance from school. She and other Davis grads also told me that living outside of Davis (in Woodland or Winters) can save you tons of cash in rent but that you wil be driving about 10 miles to and from school everyday.
Anyways. . . thats the scoop from here. . . If anyone is looking and is possibly considering a guy roommate with three cats and a snake send me a PM.....If you aren't looking for a roommate and want to get in touch with a future classmate send me a PM as well. . .whatever, it's cool. I'm excited to meeting you all this fall.

i love snakes! we almost got one this year, but figured that the relocation would be hard for it (didn't know we'd be going to CA, but sure we'd be going somewhere.)

I have a turtle and three rats. and they're not snakefood rats! 😀

Oh, one piece of advice I forgot to mention in my earlier lengthy post - make sure you introduce yourself as an incoming veterinary student. I can't prove it, but I suspect that apartment managers will treat you much better if they know - maybe then they know you won't have any time to throw wild parties!
 
is everyone renting at west davis? is anyone considering living out at woodland? what's the scoop on that?
 
!!! I just called Stonegate and told them I might be interested in it for the fall....but they said that they are already completely filled 🙁 I asked her whether more spots would open up at that 100-day mark, but she said that their current renters were required to decide whether to renew by Feb. 15th. There is a waitlist though, and she said that if people did not sign their leases by May, more spots might potentially open up. Just thought I'd keep you posted!
 
Does anyone know of any places that allow large dogs? I know I'll have to be looking at houses or duplexes, but most of the places I've called have a weight limit!

My mom read reviews on apartmentratings.com about Tanglewood saying it had a really high crime rate. Does anyone know if this is true?
 
There's really nowhere in Davis where you can find a really high crime rate. It's a small town. 🙂 I've had some friends live in Tanglewood for many years and none of them had any complaints.
