we bought a house last april out here and even at the time payed way under market value. I live in Avondale, but where it meets Litchfield Park, which is a really nice affordable area. There are tons of brand new homes out here with great deals. The schools are excellent as well if you can get into the Litchfield elementary district (we dont have kids yet but are planning on it in the next few yrs), which was a big factor in our choice to move out here.

I would check ziprealty.com , which is a website that will allow online searches of MLS for free.
The thing about Phoenix is that it expanded so rapidly that you really cant say that any one city is safer or nicer than the others because within any of them there are good parts and bad. For example, school is located in the good part of Glendale, but near the University of Phoenix Stadium, also in Glendale, it is a total dump...

Does anyone else on her plan on buying a house? If so, how is the search going?

I am. Its going pretty well, the housing market around the school is within the price range we're looking for. I've found that on average 3bd/2b houses are around 230k, ranging from 1400sq/ft to 1700 sq/ft. 200k on the low end and most likely on "short sale", which means the bank owns them. These are really great because you can really put a low offer down and save some even more $$$. Beware though, that most of these short sales are real fixer-uppers. But there are great deals out there. These houses are <13 minutes from school, which hopefully we can rent out to med students looking for cheap housing if/when I leave to go to residency. I would probably start to do a little research now since it could take a while (~3 months) to close escrow.

My finance's uncle is a realtor so he's helping us out. I'm really hoping the equity and/or the rent we charge will help us pay off the insane student loans we'll end up paying in the end.

With med school in the fall, trying to scrounge up money for a down payment for a house, paying a mortgage, planning a wedding and planning to start a family, 2008 is going to be an interesting year. 😳
 
I had been thinking about it, but opted to go with on campus housing (at least for the first year). It does sound like it's a buyers market down there.

Hey, speaking of fun, anyone here do any rock climbing? I'm going to be leaving my beloved rock climbing gym behind but I hear there are not only a few gyms near campus but some good places to do so outside in AZ.

I mean, not that I imagine we'll have a lot of time, but we all need to blow off steam once in a while. Right?
 
any people play instruments? I play the drums and I hope to play with some people so I don't lose my grooooove 😎

Anyone know anything about the new recreation complex they're building. Most importantly, when it's going to be done (as well as the rest of that construction for that matter), but also what amenities it's going to offer. I'd rather not have to splurge on a gym membership, but not sure how nice the new complex is going to be.

thats a good guess. im pretty sure i remember them telling me at the interview that you have to apply every year and that there is a tough lottery to get it.

The downside is the commute unfortunately, but I would definitely check it out if you are on a limited budget. They also look like they have the potential to be a great investment.

Hey Hill! I was going to check in with you to see how your trip went out there. Our realtor suggested Surprise too and we're not too bothered by a commute because we already drive 30 minutes to school. We ended up not going out there yet and probably won't until at least May. At this point all the houses for sale will probably be sold by the time we actually want to buy so for now we're not doing much house wise. I'm such a dork I keep making Surprise jokes. 😛 I'm sure my husband will get sick of it soon.

North Glendale has no "bad neighborhoods". Check out the police reports and you will see that the area around the school is pretty low in crime except for some theft (car theft is rampant in the Phoenix area, so bring your Club). As you go south, however, it gets worse and worse. Don't live in south or central Glendale.

Prices are high in the neighborhoods right next to the medical school--larger houses with Spanish roofs, 2-3 car garages, 2000+ square feet, probably nothing under $325K. It's probably not where most students can afford to live. However if you go south of Union Hills, between 51st and 59th Ave there are some less expensive neighborhoods that are pretty quiet and mellow. We bought a house last July on 56th Ave just south of Union Hills in the low 200s. It's about a block from the new Aquatic and Recreation Center, and a block further is the new Foothills branch library. It's a mile from campus down a side road (57th Ave) that has bike lanes. I can get to school in 7 minutes on my bike (5-6 minutes if I'm in a hurry). A mile south brings you to Bell Road which is a major shopping district with Walmart, Target, Arrowhead Mall, Costco, millions of restaurants and specialty stores. There are a few homes for sale around here but it's not the devastation you'll see in those new construction areas out west where the builders are practically giving houses away.

Unfortunately for us, someone else put an offer on our house literally the same day we did, so we had to raise our offer a little and we ended up paying just under its appraised value, not much of a bargain. But the monthly mortgage + tax + insurance comes to $1300; compare that to a 3 bedroom San Lagos apartment across from the school for about the same. In four years, if we sell this house for the same money we paid, we will have saved about $20K over living in an apartment. These economics may not apply if you are planning to share a place with a couple of friends and pay about $500/month. This is really more appropriate for a couple possibly with a child (or planning to have one w/in 4 years) who simply can't do the apartment sharing thing.

If you can get a down payment together, I would recommend buying because (1) it's a buyer's market, (2) you will eventually accrue some equity by the time you sell, and (3) as Midwestern expands with its new dental school, larger medical school class, and biomedical research facilities, more medical families will be moving to the area, hence demand for housing. Prices are falling in lots of places but not too much in north Glendale, maybe a little.

Check out ziprealty.com which has pretty good software. You can click on a map to see details about houses for free, including how much the house's price has been reduced, MLS #, comparable houses, etc. I spent many many hours on that website while pretending to work last spring 🙂

The typical alternative to buying is San Lagos and San Prado, which are right across from the school and are pretty nice. You can save some bucks by living a few miles away, preferably north or west. There are lots of apartment complexes. San Lagos is really nice; I was shown a model apartment and it felt like being in a luxury hotel. The pool facility is nice too. But keep in mind you'll be primarily using it as a place to sleep.

If you can get into on campus housing, that's probably the best and most economical alternative for those not buying. They pay some of your utilities like electricity and broadband and water, I believe, and of course you're a five minute walk to class. There's a couple of common areas where you can meet to study or party. It's got a college campus feel to it that you won't experience as much off campus. I heard they were planning to build more housing but in the meantime, with the larger entering class, it's only going to get harder. We applied for housing and actually got a 1 bedroom, but once we decided to buy, we gave it back. (note that the deposit is not refundable) I believe that upperclassmen have higher priority on housing, but keep in mind that people are leaving for rotations all the time so units do free up. I have heard that some of the units can be noisy, depending on what neighbors you have and how close you are to common areas. Once again, you'll be living in the library anyway.

This is just my own opinions and experience; others may have more information to add so do call the school, call San Lagos, and talk with realtors before making up your mind.

Could you name some specific complexes that are a little further away than San Lagos and Prado that you know are decent. I've found a few on my own using various craigslist searches and other realty sites. While they seem great from the pictures and everything, when I doublecheck on apartmentratings.com they get terrible reviews: scorpion infestations, management that doesn't give a %$#$ about any problems in your apt once you sign the lease, noisy neighbors, etc. (arrowhead archstone is one that comes to mind). I'd like to save some money (ie not live in san lagos), but also not live in a dump disguised as a luxury place.

Hey thanks a lot! Yeah Isle definitely seemed a bit cheaper than the places right across the street. I'll be sharing a 1 BR w/ my boyfriend, so rent shouldn't be too bad. I was also looking at Tresa, Laguna, and Camden Towne Center, not sure if you heard anything about those places at all. I'd love to live on campus, but not sure I want to fork over the $500 deposit (I've already decided to put the 1000 tuition deposit down, but have an interview at CCOM after it's due and waiting to hear back from some other places so I'm not entirely sure I want to potentially lose another 500 if I like those places better/they like me too 👍).

I'm not sure how reliable apartmentratings.com is. I read those reviews too, and some of them are horrifying. Probably some of them are true, but I wonder if some of these reviewers are just trying to get revenge on the management companies for whatever reason. Tenants are sometimes incredibly irresponsible--trash the apartment, break the lease, let their ex-con boyfriends move in, make too much noise, etc. Lots of weird stuff happens. A good management company will kick such people out, but nothing stops them from posting phony stories. I guess you have to visit the places and try to talk to as many tenants as you can come across, or to fellow students. Again--you're going to be on campus much of the time anyway.

I would be sure to get a place with secure parking--surveillance cameras, 24x7 security personnel, preferably a garage space if possible--because car theft is big here. Cars even get stolen from the luxurious San Lagos right next to the school.
 
Does anyone know about OMM and anatomy? I know that lectures aren't required attendance but I'm guessing anatomy lab and OMM lab are. Are you just paired/grouped with other people and that's who you stay with throughout the course?

On a side note, I will be so freakin' angry if someone steals one of our cars. Do they ever catch these people or do they just run rampant? 👎
 
my buddy has been working for a car insurance company in phoenix for the last few years and there is a BIG BIG problem with stolen cars. They steal them, take them across the border, and *POOF*, gone.

Do you know what kind of cars are stolen most often? I'm hoping there isn't high demand for stolen minivans. 😛

Attendance is required in labs. You are on a team of 3-4 that stays together for several weeks, and occasionally when they need to compress the week you are on a team of 6-8. You do spend a lot of time standing there watching other people work. You share a cadaver with other lab sections, so your team really only does about 1/3 of the total dissection. You are expected to understand the work done by other sections (and hope they did a good clean job). You are also expected to look at other cadavers to get more perspective, a very good idea. There are also some prosection cadavers to look at. The lab is not as well ventilated as you might like. Wear cheap scrubs that you won't mind burning in six months.

Probably they'll need to expand the lab for the class of 2012 so things may be different in the fall.

as far as your car getting stolen... not one of my friend's has had an issue. on campus it is NOT a problem because security is AMAZING. i dont really sleep and i have been known to come to school at 4 am and study in the 24 hr room. i feel totally safe because the security guards and safty lock system is great. the area around school doesnt have an issue with this either, but some other parts of town may...

what you do need to worry about is that people out here do NOT know how to drive. i have never been in a car accident in my life... that is until i moved here. i have been in two that i could not avoid and did not cause. i would be more worried about that than anything else.

I live in Sierra Canyon (67th north of Bell Rd). I love it here and will stay all 4 years if possible. My rent is 790$/month for 1200sq ft 2bed/2bath. The complex is gated, the neighbors are quiet and the staff is really great with repairs.
 
My fiance and I live in San Lagos. We are pleased. Living so close served me very well the other day when I woke up five minutes before an exam and had to sprint to campus (yup, I made it). I love being able to come home for a little mini-break in the middle of the day...and the ducks here make me happy.
 
Hey i was looking at a few apt complexes that are near campus. But most places don't allow large dogs only like dogs under 20lbs. Does anyone know of any places that would allow me to have a 90lb dog? or am i pretty much stuck getting a house. Thanks guys

Most of the places I looked at had a weight requirement of <20lbs or no pets allowed.

I would start looking for a house to rent.

Check Sage Stone, but it may not be enough. Also look at Adobe Ridge and Tresa at Arrowhead I believe. Thought it might cost a little more, check out rentalhomes.com (or something alone those lines) to see what's available with a fenced in back yard. It always seems like there's tons of houses for rent around here (even lots of random signs). I have a 70lb dog, so I feel your pain, it was nearly impossible, and currently she's back in Texas until I figure out something to work better for next year. Good luck!
 
Thanks for the help. I'm going to look into those places. Having a large dog deff complicates moving. My current place i had to pay double security deposit in addition to the increase in his home owners because the insurance company considers a doberman a security system.

Thats pretty impressive - I'm just coming straight out of undergrad at Michigan State University. I am a Physio major with a specialization in Bioethics. I'm excited to leave the snow for the sun 🙂

I live at the Isle at Arrowhead Ranch and the only limit on dogs is the breed. We have a neighbor with a St. Bernard so unless you have an aggressive breed (don't remember the list exactly) you won't have a problem here.

A St. Bernard... in Arizona? I hope his coat gets shaved regularly. I guess it's handy in case you get lost in the snow....

As an alternative, people might look into renting houses. There are some listed on craigslist.org. Three people could split a 3 bedroom and enjoy a yard, garage, etc. I suspect that more rentals will become available as the housing market slows down.

My husband and I are leaning towards renting a house. We were thinking about buying but it just seems like too much risk involved. We're looking more in the Surprise area but I've seen some pretty great deals.

I'm with you there. I'm freezing to death in a drafty house in Buffalo. I really can't wait for it to start because being in AZ sounds like heaven right now.
 
Hey you're in Buffalo! Me too! My apartment is super-drafty as well... mostly the shaking/banging of the windows when the wind blows (all the time) bothers me.

The only thing getting me through this crappy winter is thinking abour how it will be my last!
 
Possible fellow AZCOM student here😀 Does anyone have info on whether or not the school's class size increase has gone through or not? Also does anyone know of a way to find out the school's core sites ( I can't seem to get a list anywhere ).

edit: actually I found the info about the increase....it was approved by the AOA on Dec 10th and will go into effect for the 2008 entering class.
 
Yeah it seemed like there's a major force-field surrounding those core rotation sites (someone correct me if I'm wrong but I haven't been able to find any sort of list)...I think because they're constantly changing and adding new ones. Most of them are in Arizona, although they do have some regional sites (I think mostly surrounding states, however the dean did say in our presentation that one of them is alabama...)

If you do happen to find anything though let me know👍

As for Alabama, yes, they are going to have Alabama rotations, but those are only open to Alabama residents, so don't worry about getting "stuck" there unless you actually want to go (and can). Overall, they couldn't have the class increase if they didn't have the rotations, and it looks like they'll have way more than enough; I believe they were estimating that they'd have around 350 or so when all was said and done (for core rotations), but that number does include like the Alabama rotations.

It's just difficult when looking at a couple diff schools and you are trying to research the core sites. It is hard to just go with "we will have enough but can't tell you where". I am interested in knowing if it is definitely possible to stay in the Phoenix/Glendale area for both years (I would assume but don't KNOW so), and it would be helpful to know at least most of the sites that are contracted so that I can research those facilities as it's never too early to start preparing for possible residency experience.

It's just difficult when looking at a couple diff schools and you are trying to research the core sites. It is hard to just go with "we will have enough but can't tell you where". I am interested in knowing if it is definitely possible to stay in the Phoenix/Glendale area for both years (I would assume but don't KNOW so), and it would be helpful to know at least most of the sites that are contracted so that I can research those facilities as it's never too early to start preparing for possible residency experience.

Have you tried calling the dean's office? The website needs some work, and they recognize that are working on its content and format I believe. From what it sounds like, you might have to leave the Phoenix metro area for a rotation or two, but the majority of them are nearby. Plus, you can switch with other people and their sites as long as you tell the dean. As for getting spots that you would want to do a residency at, it's a lottery system right now (as many schools are), so you won't have too much say in going where you want. But, there are "audition rotations" where you get to pick where you want to possibly go to a future residency for. Would you really want your first rotation be the impression you leave at a place you want to do a residency? I know I don't. Having a few under my belt to get use to the swing of things before I show off my skills sounds like a better idea to me. 🙂 Best of luck!!
