I don't know how handy you or your hubby are at fixing things, but I just wouldn't want that looming over me while starting school. It could turn into a big mess.
Try for the higher one. Or keep searching.
Hubs is pretty handy (though a bit rusty, as it's not like we can do much with an apartment), and my dad made me help him around the house when I was a kid so I'm not helpless when it comes to home improvement stuff. That said, we definitely don't want a whole lot of work, with medical school and a new baby by the end of the year.
One of the cheaper houses is back on the market after their buyer's financing fell through, and they were FHA, like we are. The house passed the FHA approval/appraisal, and it happened RIGHT before closing and now the sellers, who moved out, are really motivated. If I had to guess, I think we may wind up putting an offer on that one if it appears the sellers of the more updated house are unwilling to budge.
We really, REALLY like that area, though. The houses are well layed-out, it's a cute neighborhood, it is close to a major city park, easy to get to school, there is at least one well-reviewed daycare within walking distance, etc. I can PM you pics if you want, Hoody.

I don't know what your price range is, but submit an offer ~5% below what they're currently asking. If someone offered us the same deal, we'd probably take it right now.
Our budget is less than 5% below their asking price, our max is about 8 below asking. Our realtor thinks we can get it for less than that, I think. We'll see.
