Canceling consults this morning on inpatient unit, as they must have forgotten that I do not do compulsory evaluations, and that they need to stop telling patients that.

Otherwise, distanced patio hangout with a couple friends tonight, building up a grow area for my peppers to keep them going year round before cold weather hits, keeping the gremlin entertained.

Such an ideal time to be buying. Hoping for the best but I cannot imagine that the competition is as high as it used to be.

Not in our area. Anything in the 350-700k price range gets multiple offers in the first 72 hours and usually goes 10-20% above asking price. Outside of super high cost areas (SF, NYC) where you are seeing a lot of movement, it's still very much a sellers market in a lot of metro areas.

This is the case where we are, in our price range, as well. I'm not entirely sure this is a great time to buy (low interest rates are nice! low supply is not...), but for a number of personal reasons this is the time when home purchasing makes the most sense for us. Excited and nervous, for sure.

Yeah, the interest rates are definitely bringing some people into the buying game, though it's better to be in the position of already owning and refinancing at these rates. We're actually sitting on the sidelines at the moment in our area. Home prices have steadily risen quite a bit in recent years, I'm expecting a drop in the next several years. Any increase in interest rates will be offset by a higher down payment through waiting
 
Keep the Larceny a secret, IMO, its the best under $30 dollar bourbon.

Yeah- my wife is a real estate agent. It’s been crazy. Everything is just moving at hyper speed. No open houses, so you have to make appointments for 15 min. showings and hope nobody made an offer first.

We weren't planning on buying this year, but a house came on the market that met almost all of our requirements and well within our price range. We scheduled a showing the day after it went on the market. They canceled the showing later that night as someone had already made an over asking cash offer the same day it was listed.

Better luck sitting on that money, accruing more down payment, and awaiting the inevitable downturn. I have a feeling a lot of people are going to be underwater on a mortgage in a year or two.
 
I know that CA is proposing a tax on Wealth (not income). Many high net worth individuals, excluding primary residence, are leaving.

Simple, you just take other peoples money because they make more than you and that isn't fair and communism/socialism are the only ways to solve problems, duh.

Wow, this may be the dumbest idea I have seen in a while with regard to tax policy. I can definitely see non-residents of CA willingly paying a bill sent to them by a state they do not live in for 10 years. Because otherwise CA will do what? :smack:

Wealth taxes were pretty common in the EU for a while. As you could expect, the countries wanted to avoid increasing taxes for corporations, lest they take off. So when faced with high taxes, high net worth people just move their assets into a few LLCs, and tell the govt, "I'm poor. I just own $5000 of stock in these LLCs.". Most EU countries dumped them because of that, and because the rich just left. Except for the Dutch, they have a wealth tax where they create an estimate of what your assets COULD produce, and then tax that estimated revenue at 30%.

I think putting a flat tax on corporations, and requiring that flat tax to be based upon their SEC 10k filing would pretty much fix everything. Right now, the fed allows companies to tell their shareholders they are super profitable (on federally registered documents). When it's time for corporations to pay taxes, they are allowed to use a completely different set of numbers. Which is it? Is your company profitable, or is it not? Since the SEC will actually throw you in prison for screwing around with 10k filings, it's not a bad way to base taxes.

I finally got my (electric) piano out to the west coast, so I'm planning to go on a sheet music buying spree. If anyone happens to know a good intermediate/advanced classical compendium, would love some recommendations!

I like how the happy hour and zoom meeting aren't separated by a comma to indicate they occur at different times. One might take that to infer the drinking starts when the meeting starts.lol

For me, I'm brewing a Saison tonight and will probably do some sort of fruit flavoring to it. Next weekend I crack into the first porter of fall. The octoberfest went well a couple weeks ago so Its a nice change of pace from the summer beers. Yeh, I know.. "but Saisons are summer"... I'm stubborn at times.

Nothing too exciting for me, Some errands around the house, a long walk with wife and the dog on the local trails and if the weather holds up, some socially-distanced day-drinking with friends at a local brewery Sunday.

Hey, a fellow home brewer on SDN! I just brewed a Kolsch recently that turned out so well that it bears repeating.

Welcome back, haven’t seen you post in awhile.

Tomorrow is a fundraiser at a winery where I’ll be indulging in wine and wine slushees for a good cause along with music. Much needed after this past month of high need clients 🙂

On of my favorite styles. Save me a kranz.

Trying my hand with Puerto Rican food this weekend. Made some sofrito tonight and the pork shoulder is marinating overnight for pernil, and the pigeon pea are soaking for arroz con gandules. The pork already looks and smells amazing- can't wait for the aromas of slow roasted (6 hours!) picnic shoulder to permeate the house all day tomorrow. Enjoying a local-ish octoberfest tonight.

One of the best hobbies, hands down. Kolsch is a little light for me but my partner is a huge fan of them/hefs, so we brew them as well

variety is the spice of brewing life/my attention doesn't allow me to stay with one thing anymore so I like to rotate around with the seasons and I go in phases. There were a few years where I lived mostly off of IPA- red IPA, black IPA, etc etc.

relatedly (because homebrewing and board games are related in my mind), I borrowed eclipse from a friend to learn. looks like a fantastic game. otherwise flash point fire rescue and small world wrapped out my Sunday night

How do you like Flash Point Fire Rescue? I have it, but haven't played in awhile, and then only with my kids who were pretty young at the time and didn't really get the mechanics.

I love it. Its definitely a beer and pretzels / low complexity kind of game since so much of it is chance with the dice chucking, but I've played it (advanced rules) with so many different adult gaming groups and everyone enjoys for the casual game that it is. Worth cracking into again adult only in my mind - a great take on the outbreak and role game mechanics from pandemic. I actually have an expansion showing up today for the next game night lol (also, they're like 10 bucks... so that was an easy impulse buy).

also. just realized the post said 'small' instead of 'small world' for the other game.

No perks, per se. Just the satisfaction of officially fulfilling a goal (for those of us who have been here a long time, this was a personal endeavor). Perhaps it can also be visual encouragement to those doctoral school applicants (doctoral students, externs, interns, ABDs, postdocs, impending licensure folks, etc.) that all things must come to an end...and if I can do it, so can you (with time, dedication, commitment, perseverance, discipline, love/well, the range of human emotion, grace/not so much also, fortitude, integrity, a research focus/which certainly evolves, ethics, etc.).
Our SDN Community gets a whole lot of credit for ongoing social support. :biglove:

Cool. I do really like that "escalation" type mechanic in co-op games, particularly when it fits really well into the theme (like pandemic), and it fits perfectly with the whole concept of a spreading fire. I'll have to revisit it soon.

Small world is such a great game! It has enough complexity that it stands up to repeat playability much better than some of the more typical offerings (Ticket to Ride, Catan).
