No, those are not children of either Mr. DeBusk or Dr. Lenz. I believe the DeBusk's are related somehow, not excatly sure, but not close enough to make any difference. There are no relatives of any profs at DCOM.

I was wondering if anyone could give me some info on the waitlist process. Is it "ranked" or what? What is the overall procedure for pulling from it?

I don't know all of the details about the waitlist, but I can tell you what I know. I don't believe it is ranked, but files are reviewed by the committee to figure out who to take off the list. They won't start pulling people from the list until after the interview season is over, so after April. Once that is done, then the committee meets (weekly?) to figure out who to accept from the list should a spot open up. How all that happens and how they pick, I don't know. From what I remember, about 25 people or so were taken from the list last year.
 
Yes, I did a google search on Mr. Debusk as others have mentioned, and the only things I can really find is that this guy does not settle for 2nd place. he also does not sound like a guy you want to have as your enemy.

He is a businessman at heart, however, DCOM is his philanthropy.

I plan on staying in student apartments for the first year (even though its probably more expensive).

We are planning to look around from now until the little man gets here. I understand apartments are hard to come by, but that would be impossible anyways because we have two dogs. That means we will be looking at renting a house. To get to the point, do any of you know people who own multiple properties in which they rent? We are interested in mainly the Harrogate, Tazewell, New Tazewell, and Middlesboro areas, but not closed to any other areas. If anyone can help us out, we both would greatly appreciate it.

As for limits on housing to DCOM (at least where we drove thru), these would be my recommendations, and by no means are these exhaustive, just my wife's and my opinions:

- Going West on TN-63 from DCOM, no farther than LaFollette or Jacksboro. This is a 45-50 minute drive (going 60 mph - approx. 40 miles) from DCOM and from Knoxville. Time wise, it isn't awful, but it is a lot of miles.

- Going South on 25E (or Cumberland Gap Parkway) approximately Sneedville. I can't remember some of the other towns around Sneedville, but it wasn't a bad drive (about 30 minutes). We drove to Morristown, which is past Sneedville, and it is too far for DCOM. It was an hour drive going about 50 miles. But when you are visiting, take this drive because after Sneedville there is a BEAUTIFUL scenic outlook you can pull off on. It is simply stunning.

Based on the duration as well as the re-sale woes in the current market, a short-term mortgage calls for further consideration. From a market standpoint, rural areas aren't movers. I'd only buy a house just north of Knoxville (based on creeping urban sprawl) where you're likely to sell quickly. If you want to hang onto a vacation house in the hills, then by all means go with a mortgage property in the aforementioned areas. I'm basing most of this logic on the fact that it's likely you all would need to move prior to starting your 3rd year, depending on clinical locations. The mortgage hassle likely would not be worth it.

However, your edit poses a valid point but I would not want to rely on any single student coming along and wanting the same house - unless it was in proximity to the school (i.e. not La Follette or Tazewell - Middlesboro and Cumberland Gap might be practical). For one, there are numerous outlying areas and a good portion of students will be utilizing student housing based on recent informal polls.

A mortgage (second mortg. for me) there near Harrogate in the short term (<3-4 years) would be too risky, IMO.

It is an excellent buying market, and a crappy selling market when it comes to real estate right now.

Based on my experience as a real estate broker, I still wouldn't buy there in the hills unless you want to be left holding an Appalachian vacation home. I wasn't referring to a non-fixed or ARM (hell no), I was referring to the timeline alone for most students - too short of a timeframe (likely 2 years before a move required based on commute). Too risky for me unless, as I've already said, it's a bit north of Knoxville (where sprawl will increase demand as it currently is) and not so close to Harrogate.

Uh, ya - that's really what I already said. Whether or not his wife works is irrelevant to my rationale here. I don't think we are on the same page in the least but hopefully, the user who posed the question will find some nuggets of wisdom somewhere around here regarding living locations and the real estate market in those areas. If buying, north of Knoxville gets (near current sprawl if commute doable but not necessarily "half way") my vote.

Fact is, some markets are just going to move more than others regardless of the real estate climate. Rural areas don't tend to move well at ANY time unless they are gobbled up by sprawl or sniped by wealthy retirees.

I would PM Marthea007 on this thread (or Part 1 if she is not on Part 2). Her landlord owns several properties. Honestly, renting with animals is pretty difficult (why I don't know since everyone around there has animals), so if you can find one that you like, jump on it quickly.

Definitely a valid point. Demend is going to be huge in the area with the school and all of the various programs being implemented over the next few years.

Wow, this is an old post :laugh:. I am going to write a sepeate post about places to live since this is such a common question. I want to emphasize that the post is in reference to 25E, not 33 which is where New Tazewell, Tazewell, Maynardville are at. You travel in the same direction for awhile, but you have to turn to continue on 25. I would highly recommend the drive to Maynardville over Sneedville, which would be last on my list.

If one were to do a mortgage and sell the house after the first 2 years (thus you will not be renting it out), I would recommend doing a 5/1 ARM versus a 30 year fixed. This way you get the lowest payment possible. But if you are going to buy and want to rent it, then I would do a 30 year fixed.

Heh 😎. Not really. I just despise intentionally propagated misinformation (due to general naivety) when everything isn't really all sunshine and puppies. It's good to be positive but not overly so when there are real factors to consider. However, I do like sunshine and puppies but not when it comes to someone's future and decision-making. I simply don't agree with a number of things here and have voiced accordingly.

Unless you have a significant savings account, students would probably want to aim for the lowest monthly rate instead of worrying about the hassle of re-sale. The area WILL bring in a great population looking to buy instead of rent, so things only have a chance to improve.

Stock market has little bearing on this conversation. Analysts have also been saying a recession is in the offing. I'm glad your crystal ball is working better than those who are educated on such matters. You really tend to bring irrelevancy and nearsightedness to this conversation.

There's nothing to disprove here. My opinion is just that.
